Popular Post j-man
I saw a truck and lots of rocks/dirt on site today!! I’m guessing that’s the dirt they are gonna use for the fake shoveling at the groundbreaking ceremony. Yay! Popular Post RANYC
Can someone remind me why Charlotte center city office buildings never go subterranean with their parking garages? Is it strictly that our developers look for shortcuts and go cheaper on design without a regulatory mandate to do otherwise, or is there something about the clay/underground composition that makes underground garages prohibitively expensive? 5
Popular Post kermit
* hard rock just beneath the surface in most of uptown. 4
HopHead
Yea the cost to remove that rock is excessive. I remember when they were building the Wachovia HQ/Duke Energy Center back in the late 2000s they had to do a lot of blasting to remove all the rock. Took a good while to do that.

Above ground would have been 73M-105M. Neither are adjusted for inflation.
Popular Post KJHburg
and it is not just rock we have a fairly high water table in this area. That is why 90% of basements on homes in this area are daylight walk out basements not cellars you would find in the northeast and midwest. Riverside cited water table as an issue. Here is a report from 1952 on the geology of this area (back then the whole area or the counties they noted had only 500,000 people or so) https://files.nc.gov/ncdeq/Energy Mineral and Land Resources/Geological Survey/Bulletins_NCGS/NCGS_Bulletin_63_Geology_and_Ground_Water_Charlotte_rs.pdf 4

There are also many buildings in uptown that do have underground parking. DEC (or whatever it's called now) has a huge underground garage, as well as across the street under the green. I believe the Odell building has underground parking. Several buildings like the corporate center are underground at Tryon but surface at College.

Popular Post KJHburg
Here is a reminder of the foot print of this two tower project and how the street level retail works and 10th floor amenity deck which has a restaurant space with outdoor dining 10 floors up. That fitness club is huge. As Riverside says it is Best in Class for sure. This is the most exciting tower project in years in Charlotte. https://queensbridgecollective.com/ Loopnet listing showing a 2026 completion and it was update May 8 https://www.loopnet.com/Listing/1111-S-Tryon-St-Charlotte-NC/25068743/ Edited May 16, 2023 by KJHburg 7

Looks like just utility work being done in the road next to the site. I don’t see any backhoes or bulldozers on site digging up the parking lot. I do see what appears to be a surveyor in one pic though which is good to see. Edited May 16, 2023 by gman430
Popular Post kermit
CBJ on the project today: https://www.bizjournals.com/charlotte/news/2023/05/16/dirt-to-begin-moving-on-queensbridge-collective.html Quote A ceremonial groundbreaking is to take place at the site on May 24. Quote Chicago-based Riverside Investment & Development Co. will soon start site preparation for Queensbridge Collective, a $700 million mixed-use project at the edge of uptown and South End. The massive project at 1111 S. Tryon St. includes a a 35-story, 600,000-square-foot office building and a 45-story multifamily tower with about 400 units with parking at levels two through nine, as well as 20,000 square feet of ground-floor retail. ... Vertical construction on the residential tower will begin immediately following completion off the site work. Riverside secured more than $250 million in financing on the multifamily portion of the project. Scacco said market conditions and financing will dictate the start of construction on the office tower, though he expects the entire project to deliver in late 2025. I am now thinking 35 stories for the office tower if that square footage is correct on the office tower as their floorplates are about 28xxx sq ft starting on 10 or 11th floor.
Popular Post RANYC
I quickly skimmed the CBJ article on this, but based on the COO's quotes, I didn't get the sense that a certain bank is a lock to anchor this thing. I feel as though there have been several confident allusions to this certain bank, that is sponsoring a nearby pedestrian bridge, being the main anchor.
