An update/overview of the study of the East Bank redevelopment:

"We're building Nashville's newest neighborhood," Mayor John Cooper said, at a riverfront construction groundbreaking last week on an industrial stretch next to Topgolf. "What's going to be unprecedented I think is the amount of activity that's going to take place on the east bank in the years ahead."

The patchwork collection of high-value investments into an expanded downtown Nashville will eventually synergize, he said.

"This is Nashville's great era," Cooper said. "We have invested in a planning process to make sure the sum will be greater than the parts. The bridge and the greenway and the buildings and connectivity and, ultimately, the transportation. 

 In February, Metro Planning officials began holding public meetings with residents, designers and investors to recreate downtown's transportation connections and public access areas by the Cumberland River. 

They have held 17 meetings since then to survey and discuss various public options. About 400 residents have participated so far, with the final meetings planned before the end of the year. 

"This vision is going to take time and phases to evolve," Metro Planning Director Lucy Kempf said. "We're in the first phase, to understand how to create cohesive and coordinated plans in an area characterized today by a lot of asphalt parking lots."

The current survey out for the East Bank study is for transit and mobility within the East Bank. I believe the East Bank may turn into our transit breeding ground honestly.

It’s the best opportunity to build it from the ground up.

The Civic Design Center offers this concept for the blocks between James Robertson Parkway and Woodland on the north and south, the river on the west, and South 2nd St. on the east:

That's a good concept. I hope the Juvenile Center is relocated and housing (fair market and affordable) / retail is added.

The Juvenile Justice center is moving to Brick Church Pike.  I think metro is closing on the land purchase soon.

If Metro is relocating the juvenile court then this would be a good time to relocate First and Second Streets to eliminate the offset intersection at Russell Street. This would provide that spine street mentioned in the East Bank Study that connects the entire east bank. It also makes for a nice corner complex for a semi-permanent street circuit.

I think this plays right into what Metro is wanting to do in getting the street grid straightened up first. That seems to fit what Brett was saying Saturday. A lot will play into what RMR is planning. We have not heard a peep as to what their plan is and neither had Brett.

A $50 million north-south spine boulevard is part of the East Bank plan. Metro Council expresses concern regarding how it will be paid for.

Sure wish they would make something public about what they're planning with this spine road. They're calling it a new arterial, and between that and the material CM Mendes posted (https://www.mendesfornashville.com/news/transparency) regarding their partnership with the state, it's starting to look pretty likely they're going to run the same old playbook and talk a lot about "multimodal" while they build a road that's 95% designed around high-throughput capacity for interstate commuters. You can't make a road like that pedestrian-friendly just by sprinkling some amenities on the side. I think about this every time I play frogger to get across KVB and 1st.

If we build the east bank with infrastructure that's focused on removing all friction for interstate commuters, that's what the developers are going to build for. And once it's built out with giant parking garages everywhere, it's going to be a lot harder to change patterns. If they go a different route and put in infrastructure that doesn't maximize vehicles-per-minute, but focuses on people instead, the new district can grow to fit.

When I attended the public meeting for the study, I spent a decent amount of time talking to a couple different folks on the study team about what the spine could look like and how it serve both the interstate/commuter traffic as well as residents and people looking to utilize the boulevard. The example I used was the Rose Kennedy Greenway in Boston that was part of the Big Dig. It has a ton of traffic flow (and is jammed during rush hour!) but it serves as a vital connector for folks in downtown to the waterfront and the historic North End Neighborhood. Granted it is a large ROW, but it has improved the city so dramatically. It is heavily utilized by those looking to get out and walk, sit, run and relax. It is also activated with outdoor movie series, water features that folks can interact with, food trucks, beer gardens and public art. In all honesty, this is truly what this spine should be aiming for, even if the ROW is a little narrower (Boston's is so wide because I-93 tunnel is underneath).

FWIW if Metro was able to pull this off and then eventually cap I-40 we could really have an impressive ring around the city!

We often complain (and rightly so) about the 50 acres that PSC Metals Recycling occupies in the SE quadrant of the East Bank.  But if this area is ever going to be properly redeveloped, then O'Neal Steel and Citgo Petroleum (and the 20+ acres they occupy) will need to be addressed as well.

It would take a lot of time and money but the East Bank needs to be deindustrialized. These companies need  to be relocated to Cockrill Bend and maybe even Bells Bend.  This would keep all the trucks that service these companies out of Downtown, which would be a big win for the inner loop.

In return all this space could be redeveloped into greenspace, a tech hub and perhaps even a major league baseball park.
