MODERA GULCH, 810 Division Street , 15 stories, 376 residential units, 20,000 sq. ft. of retail

A large scale project listing "300 units" (not sure if residential or hotel) is being planned by an unknown developer for 810 Division St, according to water/sewer availability permits.  The site is currently owned by  RJ Young and has a 1 story nondescript/non-historical structure on the approx. 1.7 acre plot which sits just west of Party Fowl Restaurant.  No further designs or details yet.

Based on the size of the lot and other similar sized residential/hotel structure in that area, this will probably be a 10-12 story project.

I had seen core drilling at this site back in the Fall. I think something is brewing but who knows what is for sure. The permit was done before the end of last year around the time I saw the core drilling.

Mill Creek residential has a planned 15 story, 376 unit apartment building proposed for 810 Division street. The site is currently zoned for 10 stories.

The 1.4 acre site currently allows for 10 stories, but  Mill Creek plans to be granted 5 bonus levels under Metro codes for doing things such as building a LEED-certified building, offering public parking (80-100 spaces, in this case) and installing some kind of facade or "lining" onto the above-ground parking garage to shield it from view. 

There will also be 20,000 sq. ft. of retail at street level.

- Parking garage will hold 592 cars.

- The project will have a slight curve on the south side facing Division St.

That seems a lot of parking, sounds like this one may have a higher percentage of 2 bedroom units than most?

That retail space will make a great addition to this part of The Gulch.  Uncommon James is high on the list of all female tourists who make a stop in The Gulch and there's a lot of pedestrian traffic on 9th and Gleaves.  The space in Modera could help make 9th more of a destination.  It's a shame the Hampton Inn doesn't have more street activation.

It appears that the garage is being "lined" with apartments along Division and 9th. This is a technique that is being utilized by The Place over at 5th and Broad. The two alleys may be just screened, but having apartments facing the street will be excellent. Speaks volumes to the developer as dividing an apartment from a parking garage takes an extra step in fire protection, but it is a much better approach than a blank, useless wall of screened parking.

There are very few lots left in The Gulch.  Is this announcement new or an update on a previous project?

A $29,900 demo permit has been granted for Demo Plus to raze the former HRJ Young building on the site. Also now know that Cooper Carry is the architect and Kimley-Horn is handling engineering.

I can go ahead and say since the story should be live soon that the property has sold and a construction loan has been approved.

Nashville Post story on the $19 million final purchase price for the 1.4 acre site.  RJ Young had purchased it last in 1995 for $350,000.  Bank of America is providing the $83 million construction loan.
