15th & Church (210 15th Ave. North, 30 stories/350', 566 residential units, 13,000 sq. ft. of retail, 9 level internal garage; and 1414 Church St. Hotel, 30 stories/360', 192 rooms, ground level retail)

A 2 structure mixed-use development is being planned along Church St, next to Deja Vu Showgirls:

1) 30 story (?), 462 unit residential tower with 12,777 sq. ft. of retail and internal garage at 210-212 15th Ave. North. William Shaar is current owner of the site, but is selling to the unknown developer. The site has been empty for years. 

2) 20 story (?), 192 room hotel (unknown brand) with an internal garage on .16 acre at 1414 Church St.  The Horrell Company  is current owner of the site, but is also selling to the unknown developer. The site has been a surface lot for years. 

Kimley Horn Associates is overseeing land planning and engineering.  No architect is listed at this time.  No renderings are yet available.

With this going in I would have to assume that Deja Vu isn't going to stick around. I cannot imagine that a developer would want to build a new, expensive piece of property next to a seedy strip club.

The problem is that Deja Vu owns the property they operate out of, so the likelihood of them selling it is low as there are few locations in Nashville they can relocate to.

 The ownership goes to  8252 E Lansing Rd Durand, MI 48429  That is the location of DÉJÀ VU CONSULTING, INC.

I don't know why people are distressed about strip clubs and the like in this neighborhood.  You are in the middle of the city and there will be businesses that cater to all types of clients.  Does it offend people's delicate moral sensibilities or what?  The NIMBY's must be looking for Brentwood, because in my mind, this is the central city and that's probably the perfect place for a business like this because it's close to customers who demand that service.  Just what kind of sterilized urban experience are these people looking for?

I’m not angry about strip clubs. I have no moral hesitation to them or any of the like. That being said, it’s a seedy building (barbed wire) that seems out of a different era. It just doesn’t ‘fit’ with the new developments.

I wasn't asserting that they shouldn't be there, but simply that their presence seems to be odd in relation to new developments. Generally strip clubs and "luxury" apartments (the predominant bulk of units built these days) don't go hand in hand. Heck, even in Vegas the strip clubs are off strip and away from the more touristy areas of the city.

I will be very interested to see how the area develops around Deja Vu.

Seriously, I believe the day will come , that the owners will get a offer they can’t refuse. It’s just a matter of time. Momentum in that area is beginning to roll, and as long as we don’t have a major problem in the economical world, it eventually will transform.

210 15th Ave. North will be 30 stories/332' with 566 residential units, 13,000 sq. ft. of ground level retail, 9 levels of parking (2 below grade).

1414 Church St. will be a 30 story/332' hotel with 192 rooms, and ground level retail.

The Roers Company is the developer for the residential tower;  STG Design is the architect; Kimley-Horn and Barge Design will be involved with engineering. 

Below are renderings and diagrams for the residential tower.  More image/diagrams of the hotel will be forthcoming.

Roers does not yet own its project site; it’s unclear if the firm is under contract or if a closing date has been set. Thomas Michael Horrell and Sara Darby Smith currently own most of the needed land, according to Metro Planning Department filings.

I do think the hotel room count will be higher than 192 as that was on the original water sewer app. There was no mention that I could see about the room count on the doc. It may be on there somewhere. Could be a little bird on here knows.

Question for those here with deeper inside knowledge, how likely is this proposal of getting built? 

And are those "ghost" buildings in the first rendering all of the towers that are proposed so far?  Why is the one at the right (foreground) in the middle of Hayes Street?

I can’t believe that there is a 30 story, 330’ building planned along the north side of Church Street outside of the downtown loop, let alone two. These look great!

There must be a certain amount of hope that the development is jumping Church Street and start getting closer to Charlotte. There isnt alot over there currently, Woodfield is only going up 7 stories. Make sure to contact planning and support the project if you want to see it approved.

What's the best way to do that? Is there an email address that's best to send that kind of stuff to? After we lost the project on Rosa Parks & Monroe near my house to NIMBY naysayers, I want to be more active in speaking in favor for these projects.

Once it hits the SP/Development Tracker there will be a planner associated with the project and will be listed. Contacting that person will be the best course of action. 

Important to note on these projects... while going to the meetings is great, having written support sent to planning goes a very long ways.

In situations like this, I really wish one building was at least a few floors higher instead of it all looking like one big box.  I’m sure it’s because of height restraints…which is another reason why I hate height restraints.
