this is one dense office development and pretty amazing if you think how quick 4 office towers have been built here with 2 more towers coming.  Hopefully those last two will include residential and hotel or both.

Really like the Legacy Union project, but how I wish they would have gone with height, instead of bulk!

Speaking of Legacy I was on the 13th floor of the Mega parking deck and cars were pouring into it today mid morning which means the other lower floors were full.  And the NightSwim coffee was packed inside the BOAT just saying.

the parking levels will be hidden from view but you can see them now during construction.   There are some in the Deloitte building too well hidden.

today and the new tower is looking good and the retail spaces on the ground floor are better laid out than the other buildings.  anyway all these new office workers on this block are helping the other retailers out in the other neighboring projects.

New office tenant to the Deloitte Tower brings it to 95% occupied.

""Fast-growing law firm Haynes & Boone has moved its Charlotte operations.

The Dallas-based firm signed a 10-year lease at Legacy Union SIX50 for 24,000 square feet on the building's seventh floor. Justin Riess, Haynes & Boone's Charlotte office managing partner, said the firm moved in on April 1.  Since opening a Charlotte office in 2019, the firm has grown from two attorneys to 22 attorneys and four staff members. In 2023 alone, Haynes & Boone added six partners and six associates to its roster. The move to Legacy Union more than doubles the firm's office space; Riess said Haynes & Boone occupied about 11,000 square feet in the previous office.""

so this law firm gained 13,000 sq ft of new office space and that is positive for the market.   They are moving from the BofA Tower at Legacy.

I can’t remember but was the Deloitte tower slated to get some sort of steakhouse in that retail space? Hope we can start to see some retail movement as the last tower u/c wraps up. Ally across the street is killing it esp with Dos Cominos that just opened. With Carolina ale house, Blackfinn, Fitzgeralds etc all closed, LU would really benefit with filling that void with a Blackfinn or Duckworth’s type of restaurant/bar. A sports bar/restaurant would thrive at LU being next to the stadium.

Yes Little Alley Steakhouse from Atlanta.  New food hall area coming to Wells Fargo tower by the Mint.

I was at the Bickell City Centre yesterday and it depressed me that Legacy Union was supposed to be a similar concept.  Maybe at the Iron Yards...sigh.

Can someone explain why the retail on LU is pretty much vacant when right across the street, the Ally building has one of the most vibrant ground floors in all of Charlotte…is it the rent?

It's because the Ally retail was designed by an architecture firm that focused on creating interesting and focused retail, created a merchandising strategy for the units, and just made highly desirable spaces. They used some of Charlotte's best design teams, and brought in Asana Partners, who is a national leader in retail management and programming. 

Legacy Union used the same architecture firm to design its core and shell as its retail spaces. There was no extra thought. I mean just look at it.

 • The sidewalks are tiny on Church, and leave no space for outdoor seating, something that is pretty much vital in 2024. 
• The retail on Church St is surrounded by an entrance and an exit to the parking deck. It's chaotic for street life. People are forever queuing in and out, with a constant backup of exhaust-spewing cars.
• Places, where there could have been outdoor seating, were turned into large permanent planter areas. 

• Thanks to the lack of setbacks, and the enormous pedestrian tube the block is always in shadow. 

• There is no character or defining characteristic to the retail facades.

• I've heard that the spaces weren't properly set up for full service restaurants, which is likely the ideal tenant. 

A broker recently said to me "no, I wouldn't even try to fix those spaces, they are unfixable."
