Doesn't it though?  It irritates me to no end... if Nashville is going to do 'urban' I wish they'd DO URBAN instead of doing this awkward half-assed non-committal stuff... it's as if Nashville is still a little nervous about the whole 'urban development' thing and uses the pointless strip of grass is it's security blanket, and the result just winds up looking ridiculous.

It really doesn't look bad sitting 10 feet off the road, there's still street parking right in front and it leaves you with a little space for landscaping, or in this case, a rain garden.

From today's Nashville Post:

LIV Development is targeting a mid-2018 completion for its garden-style apartment project now underway in West Davidson County and to be called Rivertop.

Relatedly, the Birmingham-based company has land multiple permits, with a collective value of about $22.9 million, for the construction effort. Cooper Construction Co. and Nequette Architecture and Design, both Birmingham based, are serving as general contractor and architect, respectively.

Overlooking the Cumberland River on 56 acres at 5800 River Road, the eight-building apartment project will feature 224 one, two, and three-bedroom units and carry a price tag of about $30 million. 

"We remain excited about the West Nashville submarket," Andrew Murray, LIV Development managing director of development, told the Post.

Rivertop will be located one mile west of the Nashville West shopping center. Rental rates are anticipated to be about $1.40 to $1.45 per square foot.

This is the second local project for LIV. The company recently finished its East Nashville apartment development The Cleo. That 291-unit development is now about 78 percent leased.

Nashville-based builder-developer E3 Construction Services LLC announced today it has a 2.5-acre parcel under contract in the McKissack Park area.

E3 founder John Eldridge said in a release he will buy the parcel, which is located at the southwest corner of the intersection of 25th Avenue North and Clifton Avenue in January 2018. He has plans for a mixed-use project that may include residential, office, retail and/or restaurant space.

This developer may have been the source of the Tennessean "article" a few weeks back that promoted the McKissack Park neighborhood as "City Heights".      One of those articles that was clearly written by a real estate developer or broker that the paper printed without questioning.      Several of us commented on it and questioned where the silly new name came from.

McKissack Park is  a far superior name for the neighborhood, IMO, honoring the McKissack brothers, who  attended Fisk University and founded one of the nation's first African American architecture firms here in Nashville (which they later moved to Washington DC).      They designed a number of buildings that still stand today in Nashville.       The existing name has historical meaning and defines a sense of place (there is actually a city park in the neighborhood by that name).         Why does this developer suppose he can, or even should, just disregard all of that in favor of his generic, faux-trendy moniker?      It sort of disgusts me.           

Because he's selling "city" townhouses on elevated ground, lending a view.  Marketing 101. I hope that name doesn't stick. I like McKissack Park.

Local businessman Jeff Pita plans a 2 story, 9,200 sq.ft., mixed use building on a .36 acre site at 6117-6119 Centennial Blvd. in the western part of TheNations. It will be home to various offices of his three companies: Continental Health Alliance, Medicare Health Benefits and Senior Market Advisors.

From today's Nashville Post:

A local real estate investment and development entity undertaking townhomes in McKissack Park has renamed the project Elevate at MedWest and is about to commence pre-sales.

The project, now fully under construction, had been called The Del.

Similarly the developer has enlisted Grant Hammond, owner and broker of Nashville-based Metropolitan Brokers, to handle marketing and sales. Hammond said he is prepping for the pre-sales effort to start by the first week of October.

The prices will be between $499,900 to $550,000, he said.

“We are excited about the opportunity to bring this product type and this type building density to the area,” Hammond said.

Elevate at MedWest is under construction on a 0.69-acre site at the southeast corner of the T-intersection of 31st and Delaware avenues. The site is located two blocks north of Charlotte Avenue and the massive mixed-used oneC1TY project that fronts the 28th/31st Avenue Connector.

The Del Partners is serving as developer, with Craig Freiberg, a member of the entity, overseeing the effort.

Elevate at MedWest will include 15 three-story townhomes. Originally, the project was to have offered 17 residences, with nine townhomes, two freestanding single-family homes and six flats in a three-story building.

Nashville-based Smith Gee Studio handled design of Elevate at MedWest. Dale & Associates, Inc., which is also locally based, undertook land planning and engineering duties. Brentwood-based Avenue Construction, for which Tony Harris is president, is the general contractor. Harris also is part of the development team.

A Nashville-based homebuilder has 4.7 acres across from the former Bellevue Center mall under contract with plans to build 72 cottages and stacked flat condos. Parkside Builders has coined the name ParkVue for its second residential community in Bellevue.

I mentioned to Michael last time I saw him this was going to be available. I am not sure if that is what prompted this or if he had is eye on it, but he sounded surprised it was.

I hope it does well as this area needs a whole lot more and this probably will not have to have any zoning changes made.

There are still some horrendous homes being built over here, but there is a huge need for sidewalks and curbs in Charlotte Park Crowley wood.

I can say the same about the Nations when the TN did the feel good story a few weeks back. The lack of sidewalks and curbs there is glaring and Metro needs to address these in mass in certain neighborhoods.

There are a number of cheerleaders in these areas, but until you have a lot more rooftops, it cant happen the way it should. Some of the  council members are a little clueless as to the nature of place making. I am not sure if it was Roberts or Murphey that did not want Stonehenge doing the project at Madison Mills, but that council person got screwed when the current proposal adds more traffic than apartments would. I think that was in district 24 which is Murphey's.

Sometimes they need to look at the big picture a little closer.

For the Nations to grow, they are going to have to have a lot more density. You cant expect all of these mixed use projects to work if you don't have the rooftops. They all cant be destination districts.
