  1. There has been unfounded speculation for years regarding the Agfa HealthCare building. Agfa's HealthCare business used to occupy all of the building but reduced its footprint at that location a few years ago when the company was contractually obligated to expand hiring among its Canadian facilities. However, the company signed a long-term lease for its portion of the Academy Street building not too long ago that would be very expensive (though not impossible) for either party to break.
  2. The Agfa building is not for sale and has never been for sale. Agfa is not going anywhere. Note that the signs have read "Available," not "For Sale." There is excess parking, and the owners of the property would like to get more utilization from the tract by constructing additional buildings. Stay tuned for further developments (literally).
  3. Personally, I think the market can support all of the currently planned stores. HT, Publix and even Bi-Lo all have their niches, along with the specialty stores such as Fresh Market and Whole Paych... er, Whole Foods. The growth of the industry has not kept up with the growth of the market, especially within the city limits. I look forward to the competition, although it may mean that the smaller stores with more limited selection (e.g., the very nice East Mcbee Publix store) could decline to the convenience store category. (Go ahead and argue. It's only my personal opinion, based on my personal observations. Your mileage may vary, and I don't give a rodent's rectum.)

  7. In Greer they have acquired sufficient space, in two adjacent properties, to have a bottling plant in addition to the brew pub. However, they are also expected to announced a new location in downtown Greenville before the end of the year

  9. Ah, I was looking at the Spynx and adjacent two lots diagonally across the intersection, also owned by Enigma. And here's another interesting factoid: the two lots on which the Bank of America branch sits are ALSO owned by Enigma. However you slice it, Enigma and Spynx have a lock on the intersection. They could be constructing a new station on the lot you mentioned, or they could be building to suit some third-party tenant.
  10. All three lots that make up the NW corner of Pendleton and Easley Bridge Rd. have been owned by Enigma since the middle of the 1980s, according to GCGIS records. Anyway, my guess is that a completely new Spynx will be constructed on the vacant portion of the land and then the existing building (quite dated) will be demolished.
  11. Miniature World of Trains closed and ceased operations as of July 4. On July 24 the owners announced a sell-off of assets on the site through August 1, the date on which MWOT must vacate. According to the web site, "The reason for the closing was not only the end of the lease term, but the lack of parking availability in the West End / Falls Park area of downtown Greenville." The web site also reports that "While the BETA project in downtown Greenville was a test location for us and was always scheduled to close at some point after our testing was over at the end of our lease in January 2015[, w]e still consider what was accomplished a great success!" Meanwhile, the owners are seeking a new location. One potential venue has been identified, but it comes at a high cost that necessitates aggressive fundraising.   13. That's what happens when you forcibly constrain a vertically oriented picture into a horizontally oriented space. If you click on the "Masterplan" link, you will see the plan both larger AND undistorted.

I would really love to see this succeed, but I also remember the infamous Southern Connector (toll portion of I-185), with its public-private partnership and promises of "if we build it they will come," which ended up in default after roughly a year and an eventual bankruptcy along with huge losses taken by investors. Yes, I know, apples and oranges, but those who fail to study history are bound to repeat it, and once bitten, twice shy...
  15. While this is an exciting plan, it does nothing to alleviate some of the worst traffic in the region - the East Side and Woodruff Road.
  16. Please note that the message concerning "evaluation of potential sites" was posted a year ago and thus is out of date. For one thing, the Greenville News site is obviously out of play now. The Agfa site (former BellSouth bldg.) is not owned by the company but leased from a local investor/developer who is not likely relinquish rights to it willingly. Besides, that would only work if the whole block were available, and I can't see the Baptist church giving up without a fight, nor the other landowners that would be involved. Meanwhile, I've heard rumors that some of the parking expanse of the so-called Agfa property is being considered for further development (but nothing definitive).

  18. I wouldn't take that map too literally at this point. It certainly looks to me as though that route was laid out with the specific assumption that there would NOT be any new bridges. For instance, the crossing of Laurens Road appears to connect with Bonview Drive, while the Haywood Road appears to utilize the stub of road that goes through to Indexx. With a new bridge in the plan, then it definitely makes more sense to use the straight path of the railroad ROW to cross Haywood Road. We'll have to wait to see a map that shows a route WITH new bridges.
  19. They could also add in the rail spur that runs up past Innovation Drive and Carolina Point Parkway and goes on to Garlington Road. Then they could turn Woodruff Road into a pedestrian mall instead of the parking lot it is now!

The construction equipment may be related to the major sewer reconstruction project just getting underway that involves shutting down parts of Cleveland Street and the Swamp Rabbit Trail for several months, including the SRT between the Major Rudolf Anderson, Jr., Memorial and the circle on Furman College Way. The future Cancer Survivors' Park is a likely and convenient place from which to stage the equipment and materials.   23. The Westin Poinsett is 12 stories. City Hall and Old City Hall are 10 stories. Anything with less height than that would indeed be a major let-down. What I would like to see is at least a 10-story building ON TOP of a major retail and entertainment complex of at least two stories. The G-News site cries out for something majestic to help anchor that end of Main Street along with the Peace Center.
