Greenville Transit Maintenance Facility redevelopment.
GvilleSC replied to GreenvilleSucks's topic in Greenville
Meh - I wouldn't just accept anything for the sake of having something. I want something engaging that builds density, a variety of uses, and has visual intrigue. -
Greenville Transit Maintenance Facility redevelopment.

I can't read it, but this seems like a big site for only $60 million worth of development, no? I wonder what they're planning? -
Some would argue that the government should be good stewards of public money, and should not add superfluous costs to a project when those funds could have a greater impact for the community. I don't know the answer to this, but I wonder what the cost per unit of affordable housing is between these two projects?

Agreed -- these are rather nice, AND a unique product! It's nice when people actually hire a designer versus throwing up a stock plan that is replicated all across the state / region.

Traffic Congestion, Road Construction, & Improvement Projects

Correct -- and greater traffic efficiency correlates with less pedestrian safety. -

The unfortunate aspect of roundabouts is the traffic efficiency. Depending on the roads, the result is a less safe pedestrian environment, no? -
I'm impressed with the number of residential infill projects at this month's PPM. Enclave Laurens did not provide a unit count that I could find. Excluding Enclave Laurens from the count, there are 216 total units being proposed, with 110 of those being downtown. Downtown projects are added to the proposed list below. Under Construction: Gateway site: 342 units Gibbs @ Westfield: 104 units The McDaniel: 30 units Kitson: 28 units Markley + Main: 280 units Southernside East: 93 Units TOTAL: 877 Recently Proposed / Updated: 2 O'neal Street: 175 units County Square 1: 183 units County Square 2: 260 units Municipal Court site: 645 units Prospect Hill: 153 units Pete Hollis Townhomes: 18 units County Square Townhomes: 48 units Pendleton Street Townhomes: 44 units TOTAL: 1,526

You're forgetting about the garage that the city is funding. I think the point is that IF every building within county square has their own dedicated parking, why do we need all of these additional parking garages? In theory, there are buildings that would be built that would require a separate garage (office, hotel), but that remains to be seen. Unless something changes, this site is going to be WAY over parked once it is fully developed.

No - it's for the church. The new apartment building has a parking garage.

Thanks for the follow up!

Nice. Thanks for posting. Wouldn't mind more folks taking their public art obligations in a similar direction. Off topic: Is the steel address sign at 300 East McBee (Prisma Bldg) considered their public art? I was really hoping they were going to place something inspiring in that circle.

Wrapping a garage is not a novel idea. Just do it.

I guess a rooftop cinema makes it "mixed use". County Square is going to be WAY over parked. I don't understand.

Economic Turbulence affects on Construction and Development
GvilleSC replied to GreenvilleSucks's topic in Greenville
I would say politics as it relates to development, not social issues. Am I misreading the topic or intent of this thread?
