  1. I'm an architect on the project. I believe the latest is that they hope to start a portion of their production lines later this spring, but don't expect any drawdown of Charlotte operations until the fall. That was my latest understanding, but it may have changed. I assume that it'll be several years before the site is "shovel-ready" for any new development.
  2. Yeah, we responded to an RFP on this back in April 2017. A project sign with a rendering is still up at the corner of Providence and Jefferson.

  4. The news here is that they relocated the library out from the bottom floor of a spec office building that was to be along the lake, in the grass area labeled "future commercial." The sad reality is that there's still way too much surface parking. Why demo an existing shopping center and parking lot if you're going to build the parking lot right back?

  7. There's a large park in the area called First Ward Park, and we all know how well that has spurred development in the vicinity... (besides Lennar). Not sure another park 2 blocks away is what's needed.

  9. My firm, WGM Design, is the architect for this project. It's big. As an example, Gilbane (GC) is building (2) 13,000 SF Sprung structures on-site just as temporary offices for 250 people during the course of construction. Gensler is designing the Office Building, and we're doing all of the other buildings. We have a similar project structure at Charlotte Pipe & Foundry Oakboro: BB+M designed the Office Building, and we have everything else. Manufacturing is still booming in our region.
  10. Gold Bond eXP Sheathing is just standard 1/2" exterior gypsum board. I'm hypothesizing, but it'll likely be wrapped in a vapor barrier/house wrap layer and maybe some finish material until construction on the hotel starts.
  11. Coming to the defense of KJ, it's funny how it's only political when you happen to disagree with it. I can name several users on multiple non-political threads who post snarky, politically-charged comments every single time they post. UrbanPlanet is quickly turning into an echo-chamber with only one accepted viewpoint.

  13. /offtopic: Don't get me started on the USPS plan. Within 18 months, the plan is to relocate the GMF (General Mail Facility) to Gateway85 in Gaston County, and then relocate ALL city carriers in Charlotte to ONE location at the former GMF on Scott Futrell. It makes absolutely no sense. No consideration to morning and evening commute schedules of carriers, commute times to get to routes all across the city, returning to get more mail and parcels, customers picking up mail at local branches, etc. Oh, and by the way, they've been leasing the building on Scott Futrell for decades. The USPS has been mismanaged and failing for decades. (and some people blamed the last guy)
  14. Are you seriously choosing to be offended by an abbreviation of a new street name 150 miles away from you, that was typed in an online forum of urban development enthusiasts? I ignore a lot of eye-roll worthy, sanctimonious comments on this thread, but this one stands alone.

  17. Thanks for the site plan. I was referring to 6th Street, not so much Tryon. The work on 6th Street will help improve the experience along this narrow stretch of sidewalk. Good news.
  18. Since this glass jewel will be no more than 5' off the back of curb, has any consideration been given to protecting the building from vehicular traffic at the intersection? Even if there's room, a couple, beautiful, OSHA-yellow bollards would look great here after a car plows into the lobby a month after it opens in 2037.
  19. This could be big. My firm has been working on numerous tenant upfits, exterior improvements, and signage branding for South End Business Park since 2016. We just built a 50,000 SF tilt-up warehouse/office for Anixter at 3416 Trade Park Ct in 2017, so the building stock here isn't completely old and forgotten.
  20. No worries. On a related note, if density continues to accelerate in the area, I wonder if the city would ever entertain extending Hedgemore to Seneca, which has a traffic signal. Then you'd have multiple developable parcels. Even though Franciscan Terrace is condos, there's precedent for this nearby at Trianon in SouthPark. I'm probably describing a rezoning petition a few years from now.
  21. Franciscan Terrace is 4735 Hedgemore Drive, unless there's more than one section that I'm not aware of. There's a sign at the end of Hedgemore (2nd photo).
  22. Interesting. Thanks! Found this collateral below. I have a relative who lives in Franciscan Terrace on Hedgemore, and she's growing increasingly worried that her condo development's days are numbered, given all the recent infill and renovation projects along Hedgemore and Mockingbird.
