  1. What is happening at the former Melrose Place site next door? It was a dormant site the last time I drove by. Does this Mobil/Circle K have any connection?

  7. @KJHburg I wish I could make next week's meetup! BestCo, Sherwin Williams, Eli Lilly, and Project Rabbit are all our projects. In the last month and a half alone, over 3M SF of warehouses has passed through the office, not counting any of these EDC projects. E-commerce boom.
  8. You might be referring to Camden South or Mosaic South along S Tryon between Carson and Bland, so I could see Junction 1504 getting split up and redeveloped. It's a long stretch of garden style-apartments and surface parking.

But over 800k SF is still over 4x larger than Kroger at 200k. Pharmaceutical manufacturing is different than a fulfillment/distribution center.   14. Can we talk about how hideous the new paint scheme is at the Elizabeth Station apartments (formerly Venue)? The Elizabeth community wrote the ownership/management a letter criticizing their new paint job that sticks out like a sore thumb in their neighborhood. Under new ownership and management, complaints about these apartments have been numerous, including trash issues and the like. (See last photo.) One resident even placed a sign one day in protest of the new management outside the building that read: "The worst apartments in Charlotte!" They apparently have only one maintenance person on duty for the entire complex. Has anyone else heard anything about this?
  15. We talk about the realities of burying poles, but Duke Energy has no problem at all repairing the same poles over and over again numerous times per year following fatal car accidents. Multiple-times per year, some car snaps a pole in half along South Blvd and power goes out to thousands. It's been documented in the South End Midrise thread. Fortunately, ice storms aren't as common here anymore. Duke Energy has no problem leaving thousands of their poles 1 inch off the back of curb along busy roads with already-narrow lanes - as if that's acceptable urban design? That's a problem in itself. There has to be a better solution in fast-urbanizing areas. As an architect, I can't tell you how many projects we opt to use the final rendering for marketing because the the power lines make the completed photos look terrible. Thank goodness for Photoshop. I say all this as Duke/Asplundh just trenched my backyard this week to absolutely-butcher trees along our rear fence line under a power line. They left tree debris everywhere for several days until we called and complained.
  16. CP&F Oakboro is supposed to be operational by the spring of 2023. I wouldn't imagine the Charlotte foundry will be completely vacated until at least fall/winter 2023.   17. Welcome to SouthPark 2.0. I'm sure LS3P has had to handcuff themselves while obeying Lincoln Harris' demands. I discussed this with an LS3P Charlotte employee a few years ago when the original design of the main tower was released amidst all the public criticism (scroll back about 250 pages). The unnamed employee gave me the look and basically said they do what they're told.

  21. My firm (WGM Design) is working on a couple aerospace-related projects in the Charlotte area.
