  1. Don't take these renderings so literally. Couple critiques from an [overly-cynical] realist: (1) They're caking mature plants all over the roof. The likelihood of it ever looking that way is very minimal. (i.e. - Ascent over DFA's great example) (2) On the last Hawkins St rendering view, there's a reason why they're hiding half of the street elevation behind a street tree in the foreground. It's exposed to the parking deck. Don't forget the unsightly utility lines right in front. (3) Let's see a rendering of the south elevation along 2173 Hawkins next door. More exposed parking deck. Having an intern render glossy granite parking lots in the foreground won't even make that look good. (4) Are we sure the depicted balconies are still accurate? That doesn't match the recently installed storefront over the light rail elevation. The balconies appear to be reduced to the left and right.
  2. I would caution against celebrating the safety of this area. Two juveniles were just shot and killed at the "Evoke Living at Sugar Creek Apartments" on W Sugar Creek this morning. Just because there's new development here and there doesn't mean the crime is moving out. Prostitution and homelessness are still big issues in this area.   3. The name "Abernethy" comes from Abernethy Contracting, previous owners of this site. I went to K-12 with both VP's. They were the site contractor for Kaleido NoDa. They've relocated to 6000 Old Pineville Rd. (Hopefully the developer and design team spell the name correctly.)
  4. Does anyone know the actual extent of this redevelopment? You know you're getting old when you were involved with numerous upfits in SEBP over the years. My firm designed Anixter/Wesco's 50k sf warehouse on the north/east side of Trade Park Ct just 6 years ago in 2017.

    First, determine which buildings to keep. Second, replace parking lots with parking decks. Third, take the leftover land and create infill projects. I thought NR released a high-level aerial rendering of the full build-out on both sides of 521 when they first announced their purchase?
  8. Drove to Orlando last week via 77-26-95-4. In SC along 26 and 95, there are miles and miles of trees being removed from the medians and shoulders, including widespread clearing at the 26/95 interchange. Is there a widening project on the distant horizon? On the southbound ramp from 26 to 95, the pavement is so bad it might as well be cobblestone. How difficult is it to resurface a small stretch of pavement for general maintenance, instead of waiting decades for a larger project to come along and take care of it?
  9. 801 E Morehead was renovated back in 2014-2015, and the 2 large oaks were removed in 2021. Is there any plan to connect Royal Ct and Baxter St?

Just a note to everyone here, as an architect not on this project, the above rendering depicts the glass as a whiter shade, but accurately-depicting glass in renderings (getting the opacity, reflectivity, etc. correct) can be difficult with rendering software. By no means does this rendering mean that the same blue glass won't be used. Often in process/non-final renderings, the glazing materiality isn't accurate to what will be procured. My assumption is that LS3P/Lincoln Harris will use the same glass spec to match the rest of Legacy Union. We on UP and the general public can over-analyze renderings that get released. In today's world, when architects release initial renderings (especially pre-VE), the expectation is that the design must perfectly match the renderings, but that is rarely the case.
  12. I worked on this building renovation back in 2014, and I knew it would have a short lifespan. 9 years later and it's out of place with the new scale.
  13. I moved from Charlotte to Boone 3 months ago, and yes, the housing shortage is real. ASU campus construction has been active: all the new dorms by the stadium over the last few years, nice campus store renovation (I wonder who designed that), and a dining hall renovation. They're also building a parking deck behind the Holmes Convocation Center. There's 2 new hotels going up near campus. Regarding campus buildout, the large parking lot along Rivers St at Peacock Hall looks to be the next area to see infill, in my uninformed opinion. However, Boone Creek is one of the site limitations. They've piped a lot of it along Rivers St, and I heard that a branch of it has caused the Legends building to be condemned. Regarding the Hickory campus, I've heard that ASU had trouble getting programs to relocate there, as professors weren't willing to move or commute down and up the mountain each day. So I'm not sure what's going there, whether new or expanded programs.

  15. I've been working as an advisory role to the road design as shown in this video, near Belmont Abbey College for 8 years. Cool to see my sketches turn into this video. The existing bridge and interchange at Belmont Mt. Holly Road will be abandoned. The bridge for the old rail line will remain/be rebuilt for a future greenway.
  16. I found a solution to the problem. Photoshop Beta has integrated AI though Generative Fill. Asked it to "remove this eyesore, add a pond, add a park..." Sitting incomplete for 8 years? Photoshopped in 2 minutes.

  18. Another problem is that it will NEVER look like the rendering - with all the perfect trees. The angle of the rendering was specifically chosen to mask all the surface parking. In reality, the entire massive site will be clear-cut and regraded. It isn't perfectly flat as the rendering depicts. Unless they're paying a premium for buried retention, the site will have several large detention basins. More generic suburban sprawl. On a secondary note, this is another example of how a pretty rendering can get our hopes up on this forum. The released rendering looks perfect, but the finished product years later rarely matches. Today's clients will see a rendering and then expect the building to match perfectly. Architects are forced to design to the rendering in many cases. Even the most advanced rendering software isn't perfect, and it's difficult to render certain materials, such as parking deck screening for example. I'm looking at you, 110 East!
  19. Yeah, I'd been closely following the conversion of that building at 4525 Sharon. It turned out nicely. The blue font was used to be sarcastic, given what just happened to another small parcel of land on a prominent street corner in Charlotte in South End. But it's amazing that the massive power lines haven't been buried at this point. Just down Fairview you have the upscale Phillips Place with the new RH building, just feet behind towering power lines. For a high-dollar building and brand such as RH, I'm sure it's not ideal for their brand to be stuck behind those ugly power lines. However, after all my complaining and rambling , there are PLENTY of other urbanizing areas of Charlotte that are much more deserving of utility relocation and burying, but we'll save that for another thread.
  20. Redeveloped into what is the question. Another US Bank Branch? Unless it's a pocket park, the 0.745 acre site is near its highest possible use. There's not much you can do with that site at all, given the massive power lines and its easement consuming half the site.
