  4. This may be a stupid question, but wouldn't it make sense to just wait a couple years and move the bus depot to gateway station and fully develop this site instead of under-developing this like they will?

  7. Sadly, it is darn near impossible to get a bank to stroke you a check without pre-leasing. Spec office was all the rage in the 1980s and to a lesser extent in the mid 2000s and banks got burned by these loans.
  8. Scaleybark is full to the brim every day by about 9:00 AM.
  9. There are no tenants in the market that I'm aware of that could anchor a project of this size. There have been a couple big boys sniffing around but nothing definitive
  10. I'm not super familiar with the arguments as to why Elizabeth has opposed this in the past, but it strikes me as a little strange that they would prefer an office use that has 2x-3x the parking requirement as apartments.

  13. Super strange. Could definitely fit another floor above. Must have run out of parking. Wish I worked at RailYard. Live in one of the apartments, 1 min walk to the office, Rhino for lunch, Wooden Robot for dessert.

  15. Would be very interested to see what price point they start at. Ones down at Scaleybark are in the mid 400s and the old ball and chain is jonesing to own instead of rent....

  17. Seattle is more office. Denver probably has more residential but don't know about office. We have way more than Indy and jax combined if I had to guess.
  18. Yes there are a ton of single floor and half floor tenants in the market (5K-25K sf). The issue with leasing up a building this way is that the credit of your tenants isusually less than optimal and you end up with a lot of funky space that is less desirable after cutting it up every which way. Demand is so through the roof right now in South End that I'm confident you could lease up a building within 6 months of delivery to these smaller guys with no issue.
  19. I can confirm that LU4 was/is an office tower at the corner of Tryon and Stonewall
  20. They are drawing/have drawn an office tower and are marketing to pre-leases (they marketed to Truist). Given the size they are going to need to build another deck Large hotel will be most symbiotic use. Not sure if they do multifamily, so they may have to bring someone in......
