  1. Fire Chief doesn't want it to happen because his district will loose tax revenue, simple as that.
  2. Aspects of the development project mean the public find out about projects way earlier in the process than developers would like. A ton of work is required before you know if a project makes sense to move forward with it. But often that point is later than the public hearings required to get to that point. It is perfectly normal that a high percentage of projects do not pan out. There are many more that don't that you do not hear about. Cities like Atlanta also have loads of projects that don't pan out, they are just a bigger city so the volume of the projects that do come to fruition is greater.

  5. I don't get the hang up on the number of destinations. You can literally go anywhere in the world. So what if it is not direct. Quick 15 min flight to Charlotte or Atlanta and you can get to just about anywhere.

  8. Pretty sure their are areas of the site not impacted to the same degree or at all that can be developed for their respective uses sooner.
  9. I never use the 864 on Verizon, until the other day when I had to start using it.
  10. Verizon is already requiring I use 864 for local call.
  11. The neighbors do not own the property, they should not have a say.
  12. Why would Greenville incentivize the same developments they are actively working to thwart and delay. The city is far from welcoming to development anymore. The new zoning code is already causing problems you should see the expense and hoops landlords have to jump through to fill vacant space now.

    Ah, the article I read said it was a division of Volvo Cars, i actually double checked before I commented because I wondered if that would have been the case.
  14. I flew Allegiant from GSP to Vegas when we had it, the flight was pretty empty, maybe that is why we don't have it.

  16. Southern Tide is owned by the same company that owns Johnny Was, Tommy Bahama, and Lilly Pulitzer. Wasn't Johnny Was on the site plan? They could move Southern Tide there and put a different brand in their old store.
  17. I wouldn't jump to conclusions yet on the Sticky Fingers building. It is multiple units and they have multiple brands so its something to dig in to but maybe too soon to make any conclusions about what might be happening.
  18. BTW, Fetch Park will be on the roof of a parking deck. And PBR is Professional Bull Riding not the beer. Still no clear what that means with regards to their use though.

  20. This is a merchandising plan so not all of these tenants are committed, these are not typically meant to be seen publicly. Some of these tenants like Nike, might be waiting to see who else commits before they do so their space may correctly be reserved for them but they may be waiting to see who else commits. I am pretty sure the version I have seen in the past had a few different names.

    Traditional Bank Financing is not the only way that projects like this get financed. Even with bank financing it may only be a portion of the financing package. Equity Investors are often a big part of these developments and equity investors are still active.
  22. Free money? I am not so sure you understand what a tax freeze is.
