  3. I think this is a LIHTC project or something similar in which case it will be affordable for at least 15 years.

    The vast majority of their funding will still likely come through accredited investors. If you look at the limits for non-accredited investors its going to certainly take accredited investors to hit their goal. The platform they are using serves more of a marketing platform to seek those investors while still giving the smaller investor a chance to be involved.
  6. A tax rate is not needed when the valuations of the property taxed continues to go up. With regards to selling the jail, you would not just get proceeds for the sale but tax revenue on the future development. That is a site that is currently not being taxed.

If they start the approval process prior passing of the new zoning they can choose to go forward under the existing zoning but being a multi-family project and its separate review process it is also possible that the new zoning made more sense for them. Also, something to keep in mind, this site has a creek running under the parking lot and this has been a hinderance for this site in the past.

  10. When you build up to a shared property line their are limits having windows on that wall. What if the adjacent property also wants to build and attach their building to this building? For that reason an easement would need to be granted by the adjacent property owner for their to be windows on that wall.

  14. If you all recall; Verdae is planning major redevelopment here so they have not been looking to do new long term leases.

    It is typical to get your approvals before you close on a site in case you can't actually build what you want to build.

  20. ya city was caught off guard, didn't realize what an uproar that would be until they had an informational session and a bunch of brokers and restaurants showed up to show their displeasure. I expect while the new change may allow them the design guidelines may make it hard to fit them in new developments. Biggest issue was making sure existing locations were going to be able to keep them through future renovations.
