Good to see some UC love.

YES!. So glad to see this in the UC area instead of Ballantyne. I think there will be a more experienced pool of people to choose from for a call center type setting. Plus there's UNCC, full of students. Much better fit in UC then anywhere in the city IMO

PayPal the Charlotte agenda is saying that  they might end up in the University Research Park specifically on Louis Rose Place. This is space formerly occupied by Red Ventures as they moved to the Cambridge Corporate Center on Mallard Creek Rd still in the URP. This is sublease space and is only 34,000 sq ft but has furniture in place which is good for a quick start up. They would not be able to squeeze 400 people in this space and I think this is just temporary until they can do a built to suit or find a large existing space.  I think the sublease only lasts for a few years like to 2019. This just shows the importance of having available vacant space for companies relocating. This announcement is good news for Charlotte but is not just a call center. It has some really high paying jobs as well. Look for their permanent home to be in the area but bigger and this gives them time to ramp up.

Better more updated article from Business Journal and they are subleasing the space

400 E Trade St? My hair stands on end every time an old building changes hands. I really hope it's not sold for a tear-down.

So far it's not zoned historic. You have the Hornet's right across so most likely a tear-down. I don't see how they can preserve whats there, Weight of additional floors would cause structural failure of the existing structure. Only hope would be for the current owner to get it zoned historic and put it back on the market.

This was the Purity Cafe in the building at the corner when I arrived in Charlotte. It can be seen in the distance on the right at slide seven of this page:

There looked to be nothing pure about the place though, let me tell you.

This is such a great group of buildings, I would really hope for a developer to not teardown. For a point of reference of what I would like to see done here, here is a project in Long Island City (where I work in NYC) that did a pretty good job of maintaining a set of older buildings, and building around it. While it's not perfect, it is a pretty decent development. This could totally make sense, and ground floor retail here would be a boon.

CTC has retail. And so does the Arena. Maybe these spots don't cater to the Uptown crowd, but they're all leased.

Again, I have a hard time envisioning an apartment tower, a hotel tower, office tower and spending money to rehabilitate these buildings to put in a Burger King or Vape store. That's just my opinion

The following properties went for sale recently. Momentum is strong for south uptown so far.

400 E Trade Street $2,800,000

120 N Myers Street $5,000,000

400 E Trade sale wasn't an arms length transaction and it's still controlled by a partnership managed by FMW, so don't expect anything to change.

There's already a Burger King in CTC. But there may still be a market opening for a new vape shop.  My opinion is the market can't all suit the suits, as Charlotte is more than just a bank town.

400E hasn't been sold. But yes, it is just one part of the building. Land will become too expensive to forge a profit, will have to expand into the parking lot or vertically.

For all SC economic development wins over NC in the Charlotte region, North Carolina according to Site Selection Magazine ranked the states for every new or expanded project NC wins hands down. 300 projects in 2015 vs 96 in SC. Per capita NC still wins over SC.  We lose businesses across the state line in the Charlotte region sometimes but NC is still attracting many businesses. In fact nationwide NC is number 4 and SC is not on the top 10 list on total projects and per capita NC is number 7 again SC is absent. This is from Site Selection Magazine March 2016   We don't hear about the wins in NC in other parts of the state obviously but look around the state the Triangle is booming and even the Triad continues to attract new manufacturing. Even Asheville is attracting new businesses and not just craft breweries!

Nice for them.

But the truth is that I don't give a ...fig about the rest of the state. I care only about Charlotte.

So the General Dissembly's inattention to Charlotte's needs while taxing us for other counties, stealing our airport, obsessing over those scary transgender people, underfunding UNC Charlotte, trying to foist Cintra on us and failing to provide a meaningful incentives program makes me wish we could disassociate and form our own state.

Charlotte will always be hobbled and diminished by North Carolina. It has been this way for 100 years. It will never change.

The health of NC and SC economies matters greatly to Charlotte. We are the leading distribution center for both states, the professional services center (for example the Cherokees use Charlotte based accounting firms for their casinos), the financial,  the business center of both Carolinas.. We want a strong region around us in both states as helps the local economy.  Yes Charlotte may get the short end of the stick with state govt sometimes but so does Northern Virginia in VA, Augusta and Columbus in GA, people in SC complain Columbia gets more than Charleston and vice versa. The point there are debates all over the country about favoritism towards one region. If the 2 states around Charlotte were dying on the vine Charlotte would not be half of what it is. Yes the health of the Carolinas does affect Charlotte.

I've fit in beautifully everywhere I've ever lived except here, my native city.

Go figure.

My house is under contract. Pray we get to the closing table. It may be time for me to exit again.
