Was by this site this morning and it looks like they have the lake staked out. There are stakes all around the front of the development and the excavation is going to about a 10 ft. depth. Per the rendering, looks like this should be the lake.

The way this site is taking off, doesn't seem like it will be too long before we see steel rising. :thumbsup:

great to hear that they are chugging along. I was shocked to see all the trees gone in person. I just didn't expect it when I took my eyes off of Hubbell to see all the way to Woodruff Road. But I was glad to see progress for sure! I wonder what they plan to do with the trees along 85 that are still there...? Is this the DOT, the City, or SF's responsibility? How'd Hubbell get their's gone?

I think one thing to keep in mind... that from a developer's perspective, it makes financial sense to build a new project in the I-85 corridor.

Despite significant increases in land prices in the corridor, they pale in comparison to downtown's land prices. There are tracts of land downtown speculatively trading for over $2 million an acre. The prices in the corridor are heading in that direction, but you aren't going to find large tracts of undeveloped land ready for development downtown.

All it takes is one landowner not willing to sell to hold up an entire project.

If a developer is planning on doing a large project, the suburban areas just make more sense, especially near the I-85-I-385 interchange. Until the land no longer becomes available (through zoning, infrastructure, development, etc.), this will continue to be the case.

Two important notes...

1. Downtown is better suited for the long-term to do well. Downtown Greenville has economic diversity that is both vital to a thriving downtown, and virtually impossible to re-create in a short timespan. While a flurry of development elsewhere may provide a temporary pressure to downtown, when this new corridor starts to show its age, there will be struggles as a result. The best way to prevent this is to pace growth in the area over decades, which I doubt will happen.

2. If this new project has the density that I keep hearing people talk about (I haven't seen the rednerings), this could be huge. Downtown Greenville is begging for some type of legitimate transit. In my opinion, the single biggest problem with developing transit locally is that there is really nowhere to go. This new development (if the density is high-enough) could be the second pivtoal destination to kickstart transit.

^^^We built riverplace right up against the guys house where the big set of steps is now. Kind of funny....one person can hold up a project but someone will be knocking at their door constantly if they want it bad enough.

Any photograph that you personally take, you can post. That's your own work and you alone have rights to it. Depending on what it is (and whether you feel someone would want to "borrow" it, you may want to even add a watermark of some sort. There's no need to blot out the wording though.

The copyright issues come up with cutting/pasting complete articles (or typing them in full if they're not readily available to cut and paste) out of periodicals or copyrighted written works. It's that sort of thing that could potentially open the operators of this site up to liability, and we want to avoid that. The rules for posting are really pretty simple. You can find them HERE.

Here is a quick of photo of the first steel and concrete going up. I think this may be a retaining wall for the lake which will front 85. Also, in looking at the site, the main level pad looks to be almost a full story higher than 85. Add the 4 and 5 floor structures and this campus will definitely have a major presence on 85. :thumbsup:

GREAT! I found a great spot for pictures of Hubbell and now Carolina First's campus. Try St. Joseph's parking lot. I would have snapped one, but I didn't have my camera and it was extremely hazy. Maybe it can be our location for a thread on a developing 85 skyline... :dontknow: kind of like our Peacock idea

great stuff! It's definitely moving fast. How many buildings are actually a part of the first phase of construction? Am I right in thinking that only a few are being built initially???

I believe this first phase is 5 buildings (the five in the rendering)....4 for offices and the 1 oval shaped conference center building. Ultimately as they continue to grow the plan for the campus is something like 12 or 16 buildings.

The best I can tell from the site plan and elevations I've seen, as well as the pads in place, the actual structure of one of the buildings has started. In the below photo from my morning bike ride, the lower completed wall is for the pond, the second, higher wall is actually the start of one of the buildings I believe. :thumbsup: Shouldn't be much longer until travelers on 85 see steel rising. :thumbsup:

Does anyone have a copy of the master plan/elevations/site plan for this, so we can better understand the scope of what's going on, the connectivity with The Point, an ICAR etc...?

Nothing that can be posted.

The main connectivity will be via Carolina Point Parkway (the 4 lane road that runs in front of Drury). It is suppose to curve through The Point (you can currently walk to end of the paved portion and see the future road bed as work has begun). This 4 lane road, with sidewalks, is planned to leave the west end of The Point and run through the South Financial / Carolina First campus, and then continuing on to join up with Millenium Blvd for Millenium Campus / CU-ICAR. Should be one, long 4 lane from Woodruff to Laurens that will parallel I-85.
