All work being done on Cullman Ave is part of a single project by Avery Hall.

In the picture below they own only the parcels ending in 3104 and 3146.  Parcels 3107, 3108, 3109 and 3110 are owned by Mecklenberg County (purchased by a FEMA flood grant) and will eventually be a part of the Cullman Ave Greenway (and hopefully a more expansive Queens Park.)

The Avery Hall project originally was just the corner parcel, but they added the second one (3104) early last year in a 2nd rezoning.  I am not sure if that has changed the renderings they shared in the past:

As for the financial straits of the Y, I guess we will just have to take their word for it.  They have not shared any detailed  indication of financial stress publicly, to my knowledge.   They must have burned through that $18 MM Amazon money pretty fast...

But I guess when a South Charlotte Y needs a Glass Dome for its pool you have to make cuts and why not cash out one of the most diverse, community centered facility in the portfolio.

It’s not very clear from the announcement but this recently refurbed heritage gear passenger train may (or may not) be at the new ACWR siding beside 36th street this weekend. Photo is from yesterday, they named the train the NoDa express? (This does not imply the ACWR is about to begin passenger service, they are just showrooming the equipment and refurb skills)

It's wasn't on the new siding this morning but it is sitting on the regular line between 35th and the 36th Street crossing! Very cool to come around the corner and see it randomly there this morning, it looks great.

There are 6 under construction or just opening new apartment complexes along 36th St from east to west.  

(the ones at Johnston Mill are now opening as I saw stuff on the building when I noticed the huge K see if you can see it)  

today hazy due to Canada.   I count 3 cranes amongst the new apartment complexes. 

I think it says something that Avery Hall of Brooklyn has 2 apartment complexes under construction within a block of each other and yesterdays announcement of 2 apartment complexes across from each other by Hoffman out of DC in Southend.  Says a lot about what they think of this market.

That appears to be where Ronson / Kaiser Fluid Technologies used to be on Sugar Creek. My Old Man worked there for many, many years.

Their counts on NoDa development north of 36th St:

M/F residential units:

• 587 built
• 1090 under construction
• 3905 planned

That is 5000 more units than now exists, a 10X increase.  Assuming an average of 2 residents per unit (same as 2020 census for this area) that is 10000 new NoDazens. 

(Their map cuts off a few additional major developments on 36th St, Anderson St, N Davidson St and N Tryon St,)

Commercial square footage:

• 122K built
• 140K under construction
• 484K planned

That is a 600K increase, 5X existing space.

Lol, yes, I am very aware of the map, I'm speaking for the people who don't know the map that read Axios. That said I do appreciate you posting it here. I've been actively talking with the Board of County Commissioners about squeezing in funding for the Park at Cullman Avenue and I have been using this map for reference.

Inner Peaks has a new owner and is looking at expansion in NoDa (no details on where in NoDa, given the issue of ceiling heights I would bet this refers to the NoDafication of Sugar Creek over on Raleigh street) and three other Charlotte sites (eventually)
