Did I miss discussion here of the ACWR's "passenger train venue" in NoDa that was announced back in September?

I'm wondering whether this train is a static venue, or whether you can book it and go for a ride along the tracks.

All we did here was to try to figure out what the siding was for before the press release came out. AFAIK the train has only been here for one weekend since the siding was completed and I have seen no promotion for it, so I am not sure anyone is clear on the specifics of their plan yet.  I check the siding nearly every weekday from the Blue Line, but I have never seen any activity (or parked trains) during the week.

The siding is well located enough that a static venue could be quite profitable and a really nice revenue opportunity for the ACWR. They did build an entirely new siding here (an older one still partially exists on the other side of their tracks) so they put some money into this.

count this project underway.  As reported by Axios and CLTDevelopment the demo of the existing building is underway at Avery Hall of NYC's latest apartment complex.  This is really good looking in my opinion.

Did anyone catch the CLT BIZ Journal article about someone making a big investment in NODA?  Not being a subscriber to the CLT BIZ I can't access the details -- can anyone share?

I love that this is mainly one material for the exterior. I love brick. Looks so much more sophisticated amongst all of the stick built apartments in Charlotte that are like 5 different colors and multiples surfaces with murals on the sides. Those just all look like college dorms at this point.

Charlotte gets criticized for its historical preservation (and rightly so) but one area we EXCEL in is the preservation of these historical mills.  They are all over the inner city which is great and most have found new uses.  From Savona Mill and Hoskins Mill  to all the mills from uptown to 36th St like those above we have saved these all.  Even in booming Southend where my grandmother worked at Nebel Mill making hosiery now they are making tortillas and margaritas at Superica there now.    These old mills give a connection to the past while providing innovative office, retail and residential space.  Charlotte has done very well in this respect.      Raleigh is 2 for 2 as they only had 2 textile mills but reused both of them including the one my great aunt would have worked at north of downtown.  Greensboro, Winston Salem and Durham have multiple examples of mill renovations and even the small cities and towns  like Rocky Mount and Saxapahaw  have saved and reused their mills.    One of my personal favorites outside of Charlotte would be the Revolution Mill in Greensboro which is the biggest mill conversion in the state. 

Camp Northend is reusing all the old industrial buildings up there too.

I'm so pissed at the shady-ass YMCA. They will not share any plans with the neighbors...and I'm talking I live 25 feet from the building. They told us they held a "neighborhood input meeting" in 2019  (before our building existed).  There was no talk of apartments or a grocery store. They have heritage trees on that site that they cannot touch. I hope to God their plans get leaked, becauses this is not going to go over well. Maybe it's time for us to sell before the dirt starts flying.

Probably for the best. Tough enough in NoDa with the NIMBYs that have been there for 10-30 years, let alone people who moved in post-BLE who complain about development

Maybe you should leave NODA. Complaining about a possible grocery store on a major urban street is insane.

Has anyone heard what happened at the apartments on N Davidson between 25th and 26th? They poured the slab a few weeks ago and have spent the past week breaking it apart and hauling it out. Maybe the plumbing was installed incorrectly? Concrete didn't pass load testing?  I looked through the webpermit site, but couldn't find anything in the inspections.

Who doesn't want a grocery store? God knows we need one. I don't want 5 stories of apartments looming over my front door. My beef is with the YMCA being shady,

Not complaining about development, per se. Complaining that the neighborhood YMCA is selling out and being shady af about its plans.  We need a grocery store. We need a new YMCA, We don't need 400 $2500k/month apartments.

Not complaining about development, per se. Complaining that the neighborhood YMCA is selling out and being shady af about its plans.  We need a grocery store. We need a new YMCA, We don't need 400 $2500k/month apartments.

Except we do need 400 new apartments. We could probably use more. If you haven't noticed demand has far outpaced supply which is why we have apartments with $2500 rents. What we don't need is homeowners like you who buy single family houses in high demand areas, along busy urban corridors, and then complain about change because they already go theirs. What we need is homes like your redeveloped into higher density housing, especially in spots across from the YMCA. NIMBYS like you are driving up housing costs for everyone else.

There are plenty of apartments -- existing, being built, or planned -- to satisfy demand in NoDa, the wider "Mill District" and the newer "Trailhead District." If you think rents are going south any time soon, you are mistaken. It's only up from here.

And to your other point about Davidson being a major urban street: It's not. It's a two-lane neighborhood street through NoDa. Traffic is bad enough on Davidson now; can you imagine what it will be like when this goes in? Everyone on this board wants more pedestrian-friendly streets and districts. I walk back and forth Davidson every day, and it's a challenge.

Of course, they can widen Davidson; nobody wants that.  

My main point is the YMCA talks a game about consulting with the community, but they don't. They try to keep the plans hush-hush.. That's not how a community-serving, mission-driven, member-supported nonprofit should operate.

I think you misunderstand urban street for a wide suburban highway. Urban does not equal a wide road. If anything good urban streets are two car lanes and focus on pedestrian access within an urbanized area. To be honest mill houses are nice but don't serve the current population demands. If there were plenty of apartments then brand new buildings wouldn't be nearing full before they are even open. As a younger person this type of attitude is why neighborhoods like NODA appear from the outside as a walled off garden that is unattainable except for the few wealthy. Cities can't afford to just freeze in time and keep everything as it is. Every city over time has to evolve and the same thing is happening and needs to continue in urban areas in charlotte. 

Sure, maybe the YMCA should be more transparent to oblige with their community values, but they don't have to or don't have the full plans to share yet.  The property is zoned TOD-NC and as long as they meet the requirements they don't have to go through a community engagement process as this would be a by-right development.

If you replaced the mill houses with donut apartments, you'd be replacing late 1800s workforce housing with... today's workforce housing.

NoDa Mill District walkabout today.  Boy is the area between Parkwood and Matheson just booming with new apartments and retail and a lot more to come.  

Kudos to Camden NoDa when you build to keep (like Camden does) you build to last!  My favorite apartment complex under construction in the entire metro area.

I assume that Camden project is 5 floors of wood over 2 floors of concrete podium at its tallest point. If so, that's some awfully tall brick for wood construction.  Sure hope they're not ripping that brick off in <5 years due to water intrusion

I am struggling to think of any intown 5-over that was built in the past 20 years that has not already needed a facadectomy.
