  1. Hmm. If anyone thought myers park needed an industrial lodge… it’s a nice build, no doubt, but dang. This is a perfect gut and reuse opportunity. It’s not like CP&F doesn’t have the money. Also on the BB+M website is a project called CP&F Mews, which appears to be residential or office suite-ish.   2. Agreed…the city owns the parcel at Central & Thomas…could be an easy sale with conditions.
  3. OT, I know….Speaking of amenity floors, One South (BofA Plaza) has/is renovating the 3rd floor with a terrace over Eddie V’s. The Athletic Club will be refreshed with…wait for it…pickleball!   4. Construction question: What’s the plan with the mid block service road (green)? Will the foundation areas connect below grade, meaning the road will be dug out, or at the grade of the road? Just curious.
  5. All this talk of reuse and no one mentions the Cotton Mills/Crave/Gray/Sodoma/Land Design/CVS/Dunkin strip along Graham St from 5th to 6th streets? Map
  6. The CAC-2 talks specifically about multimodal transportation whereas the CAC-1 mentions a parking requirement. I think the assemblage is anticipating the silver line. That could give us some time to see a few iterations.
  7. I’m no expert, but why not target buildings like this for residential conversion? It’s small in scale, (was) public owned, sandwiched between two multi family projects. This particular parcel has plenty of developable space to help connect with BKV proper. Seems like a step or two above the NOAH (Naturally Occurring Affordable Housing, sp?) concept with hotels/extended stays.

  9. I’m sure there’s a consultant or some internal design review. My guess is design first, then budget/construction realities… Someone should stop by one of their board meetings, as initiatives are often discussed. They are generally open to the public (say you’re a blogger if needed) aside from closed sessions. I may do the same.
  10. Hmm. I smell 6th & Tryon. Center City Partners at one time programmed the ‘pocket park’ where the new Carolina Theater jewel box sits. They tried with live music, yoga, performance art, etc. but it was never really comfortable. I believe the best part was when the Foundation put color-changing LEDs along the old brick surrounding the park. It looked very cool at night. The whole initiative was to promote N Tryon as a viable investment opportunity… If we end up with a lawn dotted in aspirational renderings from community meetings, so be it, for a limited time. I don’t want it to sit for 1.5+ years waiting on a consultant to get exactly what they were hired to sell.

  12. Who do we know in the biz that can give us a UP stripe or flag to identify the transition point between uses. It could be a celebratory badge and at the same time, give more people a true understanding of the Parking:Other ratio in these buildings. Heck, it might increase public pressure on developers (who listen during their community outreach meetings) for better screening options.
