Hampton Inn/Home2Suites dual brand (17 stories, 216 units, 2,600 sq. ft. retail, 42 capacity internal garage)

611 Cowan St. will be the address of a 17 story, 204 unit dual brand hotel (unknown names) that will feature a 1,300 sq. ft. restaurant, 1,300 sq. ft. of retail, a rooftop bar, and a 42 capacity internal garage. A partnership of RevPAR Development and Emerge Hospitality Group will be the developers.  They have not purchased the .41 acre site from Donna and Charles Ewing, who paid $230,000 for it in 1999. This site will be directly east from the Oracle campus, as well as at the terminus for the Grace Street Pedestrian Tunnel which will connect to the Cleveland Park area underneath I-24 inner belt. 

Atlanta-Elevate Architecture Studio will handle design; Kimley Horn will oversee engineering and land planning.  No renderings have been released yet.

The same development team is also planning an 11 story Residence Inn about 2/3 of a mile to the south at 206 North 1st St.

RevPAR Development has finished the purchase of the .41 acre site for $7 million, a record-per acre price (about $17 million) for the neighborhood.  The previous owners paid $230,000 for the land in 1999. 

Atlanta-Elevate Architecture will handle design; Kimley Horn will oversee engineering and land planning. Still no renderings or more detailed diagrams.

Have there always been dual branded hotels, or is this a recent phenomenon? I don't really remember that many before the last decade.

Fairly recent in most markets. As the industry has created (or bought in some cases) different flags for different market sectors, the big franchisers and hotel corporations realize they can combine "back office" facilities and provide those things that keep their customers loyal to those flags. This has hit full speed in larger markets where real estate costs have ballooned.

Well, I think we have to keep in mind that this is not going to be a luxury brand hotel and it probably follows suit with a standard company design replicated across the country.  While I always want to see something out of the box and unique, I think this design is fine for the location and the size of the lot.  It will stand out along that stretch until other buildings are built in that area.  My only beef with the design is I wish they would have done a better east elevation design to address I-24/65.  That side will be pretty bland.  

It's not that big of a hotel so I wonder why they are building it as a dual brand?

Emerge Hospitality Group have requested final site approval. “We’re really excited about what’s going on with the East Bank. Everything’s getting cranked up. … Nashville is a big target market for our company and we’re super excited to be a part of it,” says Pete Patel, CEO of RevPAR.
