12th & Demonbreun (2 towers, office/residential)

Time to start a thread for this: 12th & Demonbreun will be a two tower, mixed-use development by MarketStreet.  The initial info from a couple years ago notated a 26 story, 260 unit residential structure, as well as a 16 story, 434,000 sq. ft. office building.  Both would be on top of a several story pedestal that would include 18,700 sq. ft. of retail and a parking garage.  Mass rendering, basic diagram, and water/sewer availability request for original concept below.

Since that time, it appears that the project will be growing larger, as the Downtown Code for that corner is now 28 stories.  Still awaiting a formal announcement with new details.

ESA was listed originally as the architect; Civil Site Design Group was overseeing engineer work. Assuming they will still be involved in new iterations.

I think it has changed even more now the way I see the DTC. The South Gulch is now 20 stories base at intersections and 28 max bonus height for a total of 48 stories.

Here is a rendering that was slipped to me by an unnamed source a few months back for the recently planned project. I think they have gone back to the drawing board, and this is on hold for at least two years now before anything is going to start to happen. They can now go almost double the height!

That is a great design we need more of those.

Craig has an updated explanation on bonus height. It is 28.

I wonder if this is the new plan, they've flipped the position of the office and residential towers. I like the office tower, I counted 24 floors, not counting the fins on the top. It looks like the parking might be all underground as well. If that's a true 24 stories of office, that would put this around 370-400' depending on the height of the fins.

So I recently was just made aware of this as well, but the final column of the bonus height chart (highlighted yellow) is truly a Max Height figure. It is not a figure that is added on to the first column, but the final height figure (prior to an Overall Height Modification). We have the unlimited height in two of the areas of town, but the rest all fall in line with the last column.

This has been the point of confusion on Metro part for the longest. Thanks for figuring this out Craig. Not that Metro seems to be following this lately in Rutledge Hill. LOL
