Downtown Concord has a very unique opportunity to  create a true village type atmosphere for residents in the downtown  area.  Being pretty far removed from 85 has allowed the downtown area to retain its character without fast food joints and mega gas stations in the mix. 

  I do think some type of water feature would be icing on downtown Concords cake! Since no river runs through it, I'm thinking a half block with a water splash pad and benches etc for adults.  And trees  LOTS of yrees!!

A mixed-use project called called Mill Creek Crossing is proposed in Kannapolis, along Davidson Highway.

A local developer appears to have big plans for a large site in Kannapolis.

The Kannapolis Planning & Zoning Commission will consider a rezoning request from Trinity Capital Advisors at its meeting tonight. The request is to rezone nearly 230 acres at 6441 Davidson Highway to facilitate a large mixed-use project calling for industrial, multifamily and retail uses, according to commission documents.

MPV Properties has owned the site since 2012 and, last year, had a rezoning request approved which proposed a large mixed-use project called Mill Creek Crossing. Trinity Capital, which documents show is working with MPV and Llewellyn Development on the current proposal, is putting forth a different plan.

Documents show the site would consist of four different development areas under the Trinity Capital plan.

Development Area A would be 10.14 acres and include a convenience store with a gas station. Development Area B is 18.74 acres and calls for a 357,000-square-foot, flex industrial building. Development Area C is the largest, with 135.26 acres, and calls for two warehouse buildings with a "maximum built-upon area" of 2.5 million square feet. Development Area D would span 65.33 acres and see 300 apartments added, plans show.

Trinity Capital declined to comment on its plans through a spokesperson when reached by the Charlotte Business Journal.

Project plans available in commission documents show that, along with MPV and Llewellyn, Trinity Capital's project team includes Burton Engineering, Merriman Schmitt Architects and Studio Architects. Trinity Capital declined to disclose details regarding the roles of each developer in the project.

Trinity Capital has been ramping up its industrial development activity recently. The developer's pipeline of active industrial projects includes the 876,587-square-foot Delta Industrial Park in Gastonia, the 225,000-square-foot Interchange Logistics Center in Huntersville and Edgewood85 Commerce Park, a 1 million-square-foot industrial park in Bessemer City.

Red Rock Developments is proposing a large industrial park on Long Ferry Road north of Salisbury that could total over 2.6 million square feet, county documents show.

A developer has secured a critical approval for one of the region's largest proposed industrial projects.

The Rowan County Board of Commissioners on June 20 approved a rezoning request from Red Rock Developments, which is plotting an industrial park of over 2.6 million square feet. The county voted unanimously to rezone a 384-acre site on Long Ferry Road to house the project, which is expected to include several buildings to be built in three phases.

Todd Ward, senior vice president for planning and entitlements for Red Rock, spoke at the meeting. So did a member of the Carlton family, which has long owned the land and has been working with Red Rock. Ward walked through the details of the proposed project with the board of commissioners, while the Carlton family member spoke glowingly of Red Rock's professionalism and said the project would be a good fit that creates jobs for the area.

Red Rock's proposal calls for six industrial buildings that range between 168,000 square feet and nearly 1.1 million square feet, according to a site plan available in county records. The project is moving forward as a speculative development, but that could change if tenants come along during the development process with specific requirements.

The project's first phase, which developers hope to deliver sometime in 2023, would include buildings of 542,640 square feet and nearly 1.1 million square feet, respectively. The second phase would be targeted for 2024 with buildings of 396,032 square feet and 267,840 square feet. The final phase would be planned for a 2025 delivery with two buildings of 168,480 square feet each. The site plan showing those details is dated May 13.

The rezoning approval comes after the county approved infrastructure reimbursements for the project in recent months. The rezoning request initially went before the county's planning board in late April before heading to the full county board for its final approval.

The project's site is just off Exit 81 on Interstate 85 and neighbors Chewy's large fulfillment center to the north of Salisbury.

Ward said Red Rock has around 11 million square feet of speculative industrial projects under construction nationally, with most of that in the Southeast and Midwest. Red Rock has its corporate office in Columbia and another regional office in Charlotte, according to its website.

Fortius Capital Partners, a Concord-based development firm, will redevelop the former Kannapolis Intimidators stadium site into an industrial park.

Construction is set to begin soon on the redevelopment of the former home of the Kannapolis Intimidators.

Fortius Capital Partners plans to begin construction on Lakeshore Corporate Park, an industrial project being built on the old stadium site, next month, according to the firm's Dave Davis. The first piece of work will be the demolition of existing structures on the site, then moving into mass grading and vertical construction of the buildings. The Concord-based developer has been planning the project for over a year.

Lakeshore Corporate Park calls for the development of three industrial buildings totaling just over 700,000 square feet. The buildings are expected to be 295,532 square feet, 279,000 square feet and 126,380 square feet, respectively. All three will be built in a single phase, Davis said, and are due to begin delivering in mid-2023.

“This is going to be a fabulous business park that attracts great jobs and builds up the tax base," Fortius' Harris Morrison said in a statement to the Charlotte Business Journal. "It will also enhance the quality of life in the community. We are excited to play a role in the bold vision the local leaders have for the city of Kannapolis.”

The city began seeking redevelopment proposals for the stadium site in September 2020, after the Intimidators rebranded as the Kannapolis Cannon Ballers and moved to a new ballpark downtown. The old stadium site is just off Exit 63 from Interstate 85.

Fortius is underway on several industrial projects in its home area to the north of Charlotte, with Lakeshore Corporate Park adding to that portfolio. The developer recently delivered a new building at Meadows Corporate Park in Concord and has plans for another. It is also plotting The Springs Business Park in Concord, which will include several more industrial buildings.

Farmington can't be built fast enough, lol. Dunkin' and CFA are just scratching the surface of potential, as these parcels are near the main road.  I can't wait to see what goes near the Village Center.

I'm fascinated that they put a Walkability index on the promotional material. That region of the metro has some of the most suburbany suburbs you'll ever suburb, so creating an anchor point with meaningful attempts at urban fabric could set an interesting tone for further developments.

I have long wished for Walkscore to be dynamic to the degree that you could input some characteristics of your proposed (but not yet built) project and you would get a new (hopefully better) Walkscore for the area.

Lots of neophyte developers look at areas with poor walkscores and decide not to bother with walkability, even if they are working on a keystone parcel. Lots of lost opportunities there.
