Nashville Warehouse Co. (formerly Outpost Nashville), 10 stories & other structures, 275 apts, 200,000 sq. ft. office space, $176 million

Looks like Outpost Nashville is finally moving forward.  AJ Capital Partners has secured $170 million in financing from AllianceBernstein, as well as apparently a few new investors.  The 5.2 acre site at the NW corner of 4th Ave. South and Chestnut St. in WeHo was approved several years ago for 364 residential units, 226,000 sq. ft. of commercial space,  and a live music venue, within several 8 story and 2-3 story structures.  There would be plaza space and a parking garage as well.

Besides the primary site, AJ Partners has also purchased additional properties  on nearby Martin and Brown Streets that may end up being part of the development.  More details and updated renderings are supposed to be released in the next few weeks.

I told you there was news coming but I didnt know what nature the new was. Looks like a huge chunk of financing is now in place. I am sure with all the new development happening at the Fairgrounds made a huge difference in getting financing.

AJ Capital Partners has paid $54,815 for the guitar shaped scoreboard from Greer Stadium to integrate it into the Outpost Nashville development.  Specific plans are in progress.

I was hoping it would go in the MLS 10 acre development, but glad it's staying in WeHo.

The development will now be called Nashville Warehouse Co,, after a business that was on the 5.2 acre industrial site a century ago.  Some new rendering and adjustments to details:

- Now 305 apartments in an 8 story structure (as opposed to 364 slated earlier). There will be an elevated athletic field on top of attached 2-3 story structure (perhaps some of the retail/restaurant tenants in that building).

- 200,000 sq. ft. of office space, and undetermined amount of retail/restaurant space in 3 structures ranging from 4 to 5 stories and interconnected to each other. 

- The live music venue will be outdoors, and the stage will be beneath the relocated Greer Stadium Guitar Scoreboard along the CSX railroad tracks on the SW side of the 5.2 acre site. It appears that the staging will be made out of cargo containers. 

- A pool that wraps around two sides of the residential building.

- The old water tower is being saved, and moved to the NW corner of the site (straddling the L shaped pool) from its current spot near 4th Ave. South and Chestnut St.

- Groundbreaking is scheduled for September.

Notice the water tower is to be moved close to the rr tracks. That seems like a lot of apartments for that corner. I assume this has not been reviewed by Metro Planning. I'd hope they require street improvements, such as dedicated turn lanes on Chestnut. Those tracks are  a potential hazard.  Wouldn't a crossing gate be recommended?

I'm sure all these details will get sorted out, but from the renderings, it looks like the pool isn't separated in any way from the lawn. Seems odd to have people floating around in a pool in full view of everyone else.

Do metro codes require a pool to be secured with a fence and gates to prevent accidental drownings? (To keep out wandering toddlers, etc.-drunks, perhaps)

I can't speak to Metro codes but I can say that building management companies would require pool access to be restricted for many reasons (damage to property by nonresidents, making residents pay for pool maintenance related to unauthorized activities such as glass on the pool deck, keeping pets out of the pool area, monitoring any minors around the pool, making sure residents have priority seating versus guests, etc.).  So, yes, there would be a fence between the pool area and other features.  Pool access would be limited to residents and their guests somehow.

For example, if glass is broken on the pool deck, the pool must be cleaned of any possible glass fragments, a process that costs money and requires the pool to be shut down for a day.  The responsible residents may be charged for the cleaning bill.  If non-residents are allowed access to the pool, the apartment complex must eat the bill for their mistakes, unless they are a guest of a resident.  Then that resident is held responsible.

That's why I said I'm sure these details will get sorted out. I'm guessing it's just a general layout plan. They should line that whole pool area with cabanas. I'd consider living there!

This is correct i believe. Furthermore, insurance companies will most likely require a fence for the building to be insured. When I was living up on Rolling Mill Hill if glass got broken around the pool, the pool had to be completely drained to ensure proper cleaning and removing all remnants of glass.

Not a big fan of the water tower getting stuck in the corner, I wish it stayed on the corner but glad they are keeping it.

That would be great, chestnut does not need to be two lanes each way, hopefully they will do turning lane and bikes lanes. Already sidewalks on both sides of the street which is nice.

A group of us has slowly been working toward getting the quiet zone treatment on the tracks at 4th Ave S and at Chestnut street. Which include longer gates each way so that you can't go around them. I've been through so slow processes before, this one is taking the cake though, haha.

The drone was warm yesterday. I tried to match the angles as much as I could for the aerials. 

That is a large piece of land, the apartments facing the city, overlooking the Nashville City Cemetery are going to have ridiculous views of downtown.
