I've been watching them install this stuff and I'm wondering what it really is.  They're putting up some kind of panels that don't appear to be very heavy because two guys can lift it and put it in place but it seems to be time consuming as they attach it.  Then a second crew comes by and they peel off an outer covering which reveals the dark grey color.  It kind of looks like stone but it's obviously a somewhat flexible man made material.  Hopefully it will look good for many years to come, I love the brickwork at the base of the building.

It is an Aluminum Composite Metal Panel (referred to in the industry as ACM). The Charcoal gray is the finish color of the majority of the building above the brick. The final two floors (the ones that stepback) will be a Green color. It should stand up pretty well even with the sun beating on it. The brick work is phenomenal on this job!

I hadn't seen that the top would feature green paneling, but I absolutely love that! The choices of materials for this one have really elevated it in the best way.

Anyone know what the price of those dark grey panels are compared to stucco?  Would much rather see developers use something like that instead of the fake stucco.

If i had to take a somewhat educated guess (not involved with much pricing on projects) I would say about 2x to 3x the cost. The fabrication time required, attachment complexities, metal is just more expensive. We just did a cost exercise to metal window trim and we were priced at $24 a linear foot (it even shocked the contractor!) for the material and labor. It is also a much more skilled crew that has to install the panels.

Ron and I have discussed this topic some. We strongly dislike the  fake stucco and are "pro metal panels" enthusiasts.

But as Craig notes, metal is more expensive than sprayed-on synthetic/acrylic stucco.

Believe it or not, those ARE diving boards.  The building’s swimming pool is a wrap-around pool built into the ledge above the bricks.

The large 'retro' style windows and brick on the first five floors make this look like an adaptive reuse of an old building.
