I believe that any ship can be adjusted to any terminal if they aren't home-based in PC in a pinch, but the typical home port terminals:

  1.  Royal Caribbean
  2. Victory Casino
  3. Carnival
  4. n/a
  5. Royal Caribbean/Carnival/Marella/MSC
  6. Carnival
  7. n/a
  8. Disney
  9. n/a
  10. Norwegian/MSC
  11. Princess/??????

The numbers.  Just know it's a short game, not a long one.  MIA will be way less than PC in 2-4 years.  Disney/Carnival/Royal/Princess are all putting larger ships in PC and not substantially adding to MIA.  MSC is adding to both ports.

I didn't realize this, but MSC began homeporting its new vessel class from Port Canaveral just two months ago:

I wasn't extremely clear, but they both visit and homeport.

They are looking to place it where that marina is in the bottom left of the graphic.  They will have to displace some of that marina; not sure where, though.  It threw me for a loop b/c I thought CT 3 all the way to the right would be expanded to the west for the next terminal...maybe at a much later phase.

https://www.clickorlando.com/news/local/2023/04/26/port-canaveral-in-early-stages-of-planning-new-cruise-terminal/#:~:text=PORT CANAVERAL%2C Fla.&text=Captain John Murray%2C Port Canaveral's,to terminals 1 and 3.&text=There's also Jetty Park%2C the,port's restaurants and the marina.

Here's a surprise...Brevard is going to build a $100M aquarium that will also be at the port, where A1A meets 528.  Wow.  In this article from April, they ahdn't yet decided on a location for the next terminal as discussed in the subsequent article above from May 24.

I'd imagine the whole marina's days are numbered.  You don't become one of the world's premier cruise terminals and have huge areas of prime real estate taken by sailboats and yacht-lettes.  There are plenty of watercraft in that marina that are way nicer than normal people could afford, but those aren't the mega-yachts of multi-billionaires either (check out Simpson Bay in St. Martin sometime) in the marina.  I'd guess the empty parking lot area directly above the AIA in the picture above is the first spot to go, but that's just a guess.

I see the new aquarium looks like it's going in at the West end of George King Blvd in that dirt pit touching the Banana River.

I know nothing about politics over there, but there are a few chunks of real estate on the river side that are owned by the city and a couple of undeveloped lagoon properties.  I'm specifically thinking down by the big Savior something church.

back when the former head of Port Canaveral was talking about getting a rail line into there, they discussed port-owned properties across the way (Intracoastal)...maybe in the locations you mentioned.

COSTCO coming to OneDaytona complex across from speedway.

this should be a big draw; first in Volusia County.  Tomoka Town Center, IMO their major competition, has the Sam's Club.  TTC is adjacent to the Outlets.  OD has Gametime; TTC has Dave & Busters.  OD has PF Changs and Rock Bottom and 4Rivers; TTC has Miller's, adjacent Stonewood, and some other eateries.  OD has apartments; TTC has apartments.  OD has the Nascar HQ office Bldg; TTC has an adjacent office park.  OD has two hotels; TTC doesn't have any.  OD has a cinema; TCC doesn't have any.  OD has Bass Proshops; TTC has a bunch of big box stores. TCC has adjacent Buc-cee's; OD has a Wawa.

OD's major draw is the cinema and Bass Pro.  Costco will be the other major draw.

Big deal closes for DeBary's new downtown, next to its SunRail station. Here's what's next.

St. Petersburg-based Mosaic Development LLC is leading the development of DeBary Main Street nearest the city's SunRail station.

Mosaic are the group behind the recently completed Kissimmee lakefront apartments. Seems they are going all in on central Florida.

Old Daytona Mall to be transformed into Daytona Aquarium and Rainforest Adventure attraction.

Massive aquarium to soon replace former Daytona Mall

DAYTONA BEACH, Fla.  A massive aquarium will soon replace the once-thriving Daytona Mall that has been mostly empty for years.

Renovations are already underway to the old 55,000 square-foot building at the intersection of International Speedway Boulevard and Nova Road.

“This is coming and it’s coming fast,” said Cliff Grosvenor, the man behind the project.

Grosvenor opened a similar business in Pennsylvania called the Electric City Aquarium, and thought Daytona Beach deserved its own version.

“I am very excited, and this little section was a bit of an eyesore,” Grosvenor said. “It needs some fixing up and we are going to be the solution for the corridor going into the beach.”

oh, man, where is @spenser1058with some insight as to this project?   I remember going to Zayer's back when Atari was on store shelves.  They were at the other end of this mall.  I wonder what other projects are in the works for this mall.  Krispy Kreme is across the street (Nova Road) and so is a Toyota dealership.  Across US 92 is the museum/ Planetarium and park.  West of this mall is pretty built up and improved, so the Aquarium attraction could do well.  To the east and north it is sketch.

Last tenants I remember were a Books A Million and Burlington Coat Factory.  Around that time the interior of the “mall” was closed off. Not sure if this will do well long term but a needed improvement on this corner.

I always liked these pseudo indoor/outdoor malls with an interior hallway component. there's one kind of like it in South Daytona where they put a hockey rink inside...

Looks like something big is also in the works for Daytona's other mall...

Developer applies for permits to build apartments on old Macy's at Daytona's Volusia Mall

DAYTONA BEACH ― A California developer that bought the old Macy's property behind Volusia Mall is finally getting set to tear down the shuttered department store to make way for a luxury apartment complex.

Here's the latest developments for the planned Legacy Daytona apartment project:

Naeem Coleman, Legacy Partners' managing director for the Southeast, said his company plans to demolish the old Macy's and begin construction this fall. The first units are expected to be ready in early 2025.

Coleman said the Legacy Daytona apartments will be marketed to young professionals and empty nesters interested in being "right in the heart of everything, including Volusia Mall, One Daytona (the NASCAR-owned entertainment/retail complex west of the mall) and Daytona International Speedway. The site also offers easy access to I-4 and I-95."

The apartments will include a pickleball court, dog spa

The Legacy Daytona apartments will be "heavily amenitized" with features that include two courtyards with grills, lawns and hammocks, large community pools, an indoor dog spa and outdoor dog park, a "state-of-the-art" fitness center, and a pickleball court, said Coleman.

It won't be connected to the mall but will have a walkway leading up to it.

This complex (or building) is currently u/c (or at least the site has been cleared recently).  It is at the front right of the complex adjacent to Guitar Center and extends to the east a bit towards the Fairfield Inn.  They already have  3-story apartment buildings behind to the east of the cinema, and a single 4-story U-shaped apartment building to the east of the garage.  This will be in addition to those other ones.

New $30 Million Residential Complex, Donnie's Donuts Coming To One Daytona

I've posted 3 images.  Front, back, and the site where it will go.  It's the grass area and most of the parking to the right towards that hotel.  It will fill in the land nicely.

this is from 2022.  I really don't know what the status is with this project, but it will extend to the north of the Brown & Brown property up to Michigan.  They will have to raze a few vacant retail spots- some old hardware and cycle stores...

It's an $80M project; 6 stories with a 7 story garage along the back side.
