Daytona’s beachside may be on an upswing but apparently Hog Heaven is as skeery as always:

“Hog Heaven at 37 N. Atlantic Ave. in Daytona Beach shut down on Aug 18. Inspectors found 13 violations, four of which were a high priority. Those violations included raw animal food stored with ready-to-eat food, rodent activity and a stop-sale issued on food due to temperature abuse.”

Rooms to Go which was in an outparcel across the street to it also went to TTC

The Karting place was Toys R Us and HHGregg was in the former theater, as well as Pier 1 being in an outparcel in the plaza.  That plaza is pretty doomed.  Ooof.

yeah, it's too bad.  they have pretty good access:  US 92 fronting it, Williamson from the back, Thames, and, Thames turns into Midway Ave, and Bellevue is right behind there as well...

Daytona is reaching buildout along its borders. Development is (finally!) shifting back to Midtown.

Also, an interesting look at how Daytona’s growth stalled compared to other cities in the region for so long:

It all goes back to something you’ve said again and again, a vision or lack thereof. It is hard to imagine now, given it’s state, that Daytona could have been CFL’s east coast answer to St Pete.

well, that's DB proper.  a lot of it's land has been undeveloped for years.  hang a right onto Clyde Morris from Mason (ClubWalt) and there's nothing there.  But during this time period, East Volusia has increased in population by a healthy chunk.  I'm not sure where those extra 18k people moved to...apts? a couple of new condos on A1A? a few new subdivisions near LPGA?

Are there many people living in unincorporated East Volusia? Other than Osteen and Samsula, don’t most of the towns run into each other? It’s something I’ve never really thought about before.

Compare that to OC, where there are huge chunks of folks who don’t live in a city.

Only place left to go is up. Hopefully we see more mixed use development in midtown.

off of SR 40, yes.  to the west of Port Orange, yes.  off of SR 415...west of NSB...but I don't think off of US 92 or LPGA. I think that's all DB proper- maybe the Margaritaville area?

I may be wrong about this but it seems like most of the LPGA area is in either DB or Ormond. I remember being surprised as I’ve read development stories in the N-J the last couple of decades that OB went that far west. Anyway, in all those stories, the discussions in them seemed to be between folks in the cities and rarely from Volusia County.

One thing I noticed long ago was that there was a sizable Pine Hills- type neighborhood in Edgewater built in the ‘60’s. What was interesting to me was, unlike Pine Hills, Sky Lake and most of Azalea Park, our Levittown-like postwar developments, they were part of the nearest city early on.

The exceptions were mostly in West Volusia - Deltona and DeBary. They became cities in the last couple of decades, probably because @orange87told them to get on the stick! <g>.

I’m guessing one reason the Palmetto Curtain held up for so long was because the Volusia County Council was very environmentally-friendly in the Pat Northey days and the cities still had room to go, there was an uneasy truce.

So much development has begun between LPGA and 40, but Beat Kahli recently told OBJ that Avalon would break ground in '23.  "When it's finished, Avalon Park Daytona Beach will encompass 3,000 acres — a bigger area than downtown Orlando." 

Phase 1 is a $4B MPC and he says they have 3 builders already lined up.

After decades of decline, FDOT is ready to begin millions of dollars in upgrades for Mason Ave. (SR430) in Daytona Beach between Clyde Morris Blvd. and Beach St.:

More about the Protogroup condo condemnation. As usual for members of the real estate industrial complex, the realtor involved could care less about the years of blight in the neighborhood and safety concerns regarding the degrading rebar. He just wants his MONEY.

In (DeLightful!) DeLand, a couple has purchased the almost century-old Trinity Methodist Church building on Wisconsin Ave with plans to convert it into a food hall and event space:

Although there will be some modifications and replacements due to long-delayed maintenance issues, the plan is to keep the vintage stained glass windows in the sanctuary intact. Since this is DeLand, I’m cautiously optimistic the new owners will remain true to the nature of the buildings, as a respect for the city’s history is an integral part of its culture.

It’s worth noting that Daytona’s good ol’ boy city manager attempted for over a decade to demolish a WWII-era rec center at City Island Park, despite constant pleas to find a way to save it. Nope, too far gone, the cynical administrator said as he was wont to do after being far too long in his post. After all, there was no profit to be mined for him and his cronies (sounds familiar, doesn’t it?).

Well, what a difference the voice of a new city manager makes. Now, the city council is falling all over itself to restore the beloved, if workaday, structure:
