Ludlow Flats (5 stories, 68 units) update.  It suffered damage in the tornado, and so several floors had to be restarted.  Starting 4th floor again.

14.25 acres at 0 Clarksville Place in MetroCenter is being offered for sale at an undisclosed price.  It bisects the Ted Rhodes Golf Course, and straddles the Cumberland River Greenway.

Sanjay Patel a local real estate investor and hotel developer, owns the property, having paid $1.3 million for it in December 2017.

Ted Rhodes Golf Course is located both on the east and west sides of Clarksville Pike, with golfers accessing either segment of the course by a tunnel under the busy highway. Patel’s property is located on the west side of Clarksville Pike.

Any future owner should be able to effectively have the property rezoned to accommodate a mixed-use development. The property is located within a federally designated opportunity zone and is one of the last undeveloped parcels of its size located within two miles of downtown.

The Lofts at Marathon Village (6 stories, 463 units) at 806 16th Ave. North. 14th Avenue North LLC is the developer, but not much known about them. Smith Gee has been hired as the architect, and Catalyst Design will be in charge of land-planning and engineering. No rendering yet.

Yet another Germantown announcement fro 2nd Ave. North, this one at 1231 2nd Ave. North (SW corner of 2nd and Monroe):  217 unit residential  units with 3,800 sq. ft. of ground level retail. Guessing it will be 4 or 5 stories tall.  Greenpointe is the developer, Centric Architecture handling design, and Fulmer Lucas Engineering  on top of land planning.  No rendering yet, but a basic diagram is available.
