Yep, City Center changes are already in place, except for the outdoor stage which is nearing completion.     The plaza food kiosk was used for a few weeks, but the rotating restaurant concept has been moved indoors to an upper floor.     Not clear if it will move back to the kiosk when the weather gets nicer.   

We could always put a giant cut-out of the planned (but never built) City Center II in the plaza!

An 8,000 sq. ft. 2 story mixed-use building is being eyed for a Germantown site at 1418 and 1420 Third Ave. at the southeast corner of the intersection of Third and Van Buren Street near neighborhood restaurant and bar Butchertown Hall. Across Third sits the recently opened apartment building Peyton Stakes. Nearby is Morgan Park. It would front Third with a 27-space surface parking lot (accessed via Van Buren) sited behind it.No structures would need razing to accommodate the proposed building.

The trapezoid lot at Lafayette, 5th Ave. South, and Elm that Metro recently bought is now fenced-off. Presumably this will be an area for the southern station of the Light Rail Tunnel eventually.  My guess is they are going to cover in asphalt, stripe it, and create a surface lot for the short term.

85 Van Buren (retail, health club, restaurant) update.  Fencing up, demo complete on a couple small one story, nondescript warehouses.

McDonald's  has paid $5.15 million to Hippodrome Realty for it's downtown Broadway site. The price works out to $154 per square foot for the 0.77-acre site.

Lots of machinations going on with the Exxon site just to the east across 12th Ave. recently going up for sale, the Tennessean site caddy-corner across Broadway being bought last year by Caden/Highwoods, the Endeavor development  directly across Broadway to thenorth currently U.C., the proposed 16 story boutique hotel caddy corner to the SW, and the Endeavor Phase II projects (three 20+ story buildings) being planned to the south.  Wonder if McDonald's plans to co-develop the site with someone else?  Seems pretty expensive for just selling happy meals.

Anything can change, but I spoke with the Firestone manager in the fall about the plans for the location. He responded Bridgestone would be razing the location and rebuilding a multi-story showcase Firestone to perform corporate training for other franchises. Hopefully, some large amounts of cash can change their mind.
