An 8 story/95', 160 room hotel with 4,000 sq. ft. of ground level retail is being planned for 1500 3rd Ave. North in Germantown by North Point Hospitality. No word on the brand yet. North Point will purchase the 1 acre site from Peggy Hicks, who previously paid $325,000 in 2001.  There is currently a 1 story wooden structure on the property.  ESa. will be the architect; Barge Design. will handle land planning and engineering.

The team will seek a specific plan rezoning for the property, which currently is zoned for industrial use. Some bonus height also will be needed.

Germantown needs its first true hotel in the heart of the action. This would be a great addition to the area. Hill Reality is consistently missing the boat, bus, train or whatever mode of transit they are using. But they are a very conservative company.

I am very happy to see the ugly sheds gone from this location.

The Pinnacle @ Symphony Place (29 stories/417', 520,000 sq. ft. office space, ground level retail, internal garage) has over 460,000 sq. ft. of space empty in the next several months.

Owner Highwoods Properties Inc. has enlisted one of Nashville’s largest brokerages to give the Pinnacle at Symphony Place a helping hand.

The Nashville office of CBRE is partnering with the Raleigh-based firm's internal leasing team to bolster leasing efforts at the downtown tower.

Alex Chambers, Nashville market leader of Highwoods, is "energized about the future of the building."

"Highwoods is excited about partnering with CBRE … to maximize Highwood’s first opportunity since the building opened to enhance the building’s environment and experience to today’s workplace demands," Chambers told the Business Journal.

The company previously revealed plans for a “complete rebrand” for the building.

"This will include the lobby as well as updating the seventh floor and its 29,600-square-foot green roof to become one of the most amenitized buildings in Nashville," a Highwoods spokesperson previously told the Business Journal. The company's plan hasn't been finalized.

Surprised no false claims about Broadway, Second Ave, and Printers Alley have burrowed up regarding this.

That article basically sums up the conversation on this forum, good to hear they are finally getting the big picture. “ it might take a mindset shift” and “ more then Broadway or Nothing “ really hits home. IMO the Rutledge Hill Developments are a good example of urban planning that addresses most of the talking points made about green spaces, inclusion and diversity in design. There’s hope for a better future with continuous development, let’s continue to push forward with open minds and changing attitudes towards a common goal. A better Nashville!

5th & Monroe (3 stories, 5 units) update: fencing and erosion barriers up.

This is an extremely ambitious project that is unprecedented in Nashville. I hope it works out great. Not sure if they have country club money, equity, or a lender to make up the cap stack, but $5M attached townhomes is pioneering for sure. I love it.
