Is the Panthers facility land on part of the Catawba reservation? I was under the impression casinos can only be on tribal reservation land. But I'd imagine if Tepper wants a casino and it's legally possible, the state would be willing to bend on it and it would be run by the Catawbas with a percentage of revenues going to both the state and the Panthers.

this plan is VERY ambitious and what company from Charlotte would they steal to get to move to 400+ foot high tower?  Honestly I just don't see it happening.  Apartments, shops, mixed use, hotels some office space yes but a forest of high rises no. 

Look at the 91 acre Star District home of the Cowboys in suburban Frisco part of the almost 7 Million person Dallas Fort Worth Metroplex .   They don't even have what is proposed for this Rock Hill development.

and Frisco is off the charts in average income too.  

in saying all of that above Mr Tepper can make a nice facility for training and a nice mixed used development.

To be clear, the Panthers don't own the large retail portion of that map, just the blue and green colored areas. The thought is probably that once the Panthers land gets developed, eventually all the undeveloped wooded areas between that and the retail land gets filled in too. Too big to walk the entire thing but it could feel like a really giant cohesive "district." The golf course land is separate enough to just be a cool amenity but not possibly walkable to the rest of it.

Its only 3m away (as the crow flies).   I am fairly certain anyone playing golf is driving to the clubhouse unless it is like 100yds away or less.   No one is going to blink at a 10min shuttle from the facility to the links.  And don't be surprised if he adds a hotel at the course if there is room as well.

I appreciate the ambition, especially because it excites me for what may be in store for Charlotte, but I question whether it will all come together. The panthers are great and all, but who is buying a home or renting an apartment or staying in a hotel somewhere just because the panthers practice there?

I don't think that's what they are selling... They are trying to sell the premier area in Rock Hill for the buzz words "Live, Work, Play." Also there will be a large recreation and entertainment component.

Rock Hill has a population of 73k.  It's not like they are putting this in Mineral Springs or something.   If they turn this into an entertainment area and you were a young professional, why wouldn't you want to rent an apartment there?  As for hotels, if you haven't noticed, pretty much every exit off of an interstate has multiple hotels no matter if there are attractions or not.

I do think it can be a nice mixed use project but comparing this to the Dallas Cowbys' Star in Frisco might be a stretch.  Frisco has 188,000 plus people part of the 7 million population Dallas Ft Worth Metroplex and its incomes are very high $120K vs $44K in Rock Hill  according to the US Census.   I do like his ambitious plan but I see something more on the line of Waverly with all the Panthers facilities. 

and yes some people will want to live there to walk to the retail and restaurants.

What about if there's a Casino, numerous corporate HQs, retail, restaurants, nightlife, a large public sports component, and a state of the art sports medicine complex by Atrium Health that'll employ 300?

I 2nd that notion.  Would be really cool to have major concerts every year.  I plan to attend both the Billy Joel and Garth Brooks. I don’t understand why Jerry Richardson never did this?

Dang - Guess he was too rich and too old to care.  I love the fact that Tepper is using his team, Stadium and resources to enrich the City entertainment and culture.  He’s very saavy and I’m sure these investments will pay off for him big time in the next 5 or 10 years

Richardson kept the team as power symbol but didn't do much else (besides being a creepy old man) and wanted to keep his wealth.  Tepper is a mega-billionaire in the phase of his life where he wants to spend some of those billions and have fun doing it (while building his long term wealth).  Tepper knows that if you want to make huge returns, you have to take chances and has the money to do it.  

Jerry had wealth, in that he held the ownership to a multi-billion dollar franchise, but don't tell me that Tepper doesn't make more in capital gains/interest/dividends a year than Jerry had in cash at any point in his life before selling the team.   If Tepper had a "boring" year at 5% return, that's 600m.   That's billionaire F-You money...something Jerry never had.

Thanks for the insight - I just hope Tepper uses some of that money towards the MLS HQ at Eastland because it’s looking dim for City Council to spend $113 Million from the Tourism Fund.  Could still happen but a lot of things (Convention Center, Discovery Place Museum, etc.) Are beginning to outstretch that Tax revenue.

I think most hope for an Eastland MLS solution and I would venture to say, so does City Council.  It's a win-win for both in terms of saving face.

Damn - I never looked at it from that perspective.  I wonder if Eastland will also get TOD Zoning due to the Planned Gold Line to run out there eventually.

I’m not a real estate expert, just a young professional asking questions.  As I said, I see the vision, I just doubt it comes together as you laid out. SC isn’t going to allow a casino. We are having a hard enough time getting quality restaurants and night life in Charlotte- BofA stadium is adjacent itself to a strip of abandoned storefronts that would be perfect for bars and nightlife- yet off some highway exit in SC is going to become a dining and nightlife attraction? If some company wants to locate to a suburban campus in SC, sure they may move to the area, but that is nothing new.
