It seems logical that a developer would acquire property adjacent to properties they already own.On the other hand, other than pure speculation what would their interest be in the United Ministries property across the street?

It's adjacent, not across the street.

Any updates for the condo project for the old Citgo site?

The developer bought two other parcels in the same block, but not contiguous. Perhaps they plan to buy the connecting parcel and do a bigger project.  Just conjecture though.

Thanks. Hopefully they’re not buying plots just to resell them to make a profit.

The city has been in discussions with the Governor's office about buying the  Employment office on Pendleton Street. In the short term, it may be leased by the Greenville Drive for parking

I believe that property deserves to be of a higher and better use than over flow parking for the Greenville Drive

Once they buy it are they going to try to flip it for a profit?

It would only make sense for them to sell at market price, regardless of profit or loss -- unless it was going towards a special communal use, which it almost certainly will not.

Any updates on the proposed project at the old Citgo?

On 12/20/23, United Ministries sold a 'strip' of land in their parking lot to the developer of the Citgo property ($125k). The Citgo developer ALSO bought 112 Anderson Street ($600k) earlier in 2023 and 200 Arlington Ave. (corner of Anderson and Arlington) ($625k) in  December 2022.  Obviously they are planning a much bigger project than they started with and the UM strip was to join the previously separated parcels.

The most immediate question is are they going to stop there or try to add even more land to their assemblage? Of course, what their new plans would be is of interest. Inquiring minds want to know.

Could the very restrictive zoning in the area passed recently by the city have a chilling effect on the progress of any new development?

Yes it will. Need to put a few more fences up around stalled developments downtown just like you see around the torn down Citgo to make the city feel better about themselves.

Considering the Citgo developers have put another 1.4 million or so into their investment, I would say the answer is a resounding NO.

In all likelihood they went back to the drawing board to design a much bigger project than the original one.

That's only one potential development, what about the rest of Pendleton St?
