  1. The thread topic has not changed,was and still is Pendleton St..Being hopeful and excited doesn't do anything for growth,investment does.Any large scale mixed use development will bring more car traffic that will now have to deal with reduced road capacity.Not good stuff,dumb stuff

I'll be humble and to clear the record here admit that I was wrong about how much the City sold our former property.It seems that it sold it for the said $240,000 to the Grahams and they went on to sell it for $1.1 million.I gave the city too much credit thinking that they would achieve a decent selling price for a property they went to so much trouble to acquire. The fact is it was a taking on the citys part in that after threatening to condemn the property they implied that our property would be demolished and the plaza enlarged.They then went on to sell the same property to another restaurant. Whether threats of condemnation, the implied public use of a property,the zoning restrictions or a road diet they are all coercive tactics the city of Greenville applies to uses that they do not desire.

Eminent domain is the taking of property for a public use or reason.The fact that the article doesn't mention it is irrelevant,the threat was there.As you can see our building was supposed to be demolished to open up the garden patio.This did not happen,the city on the contrary did exactly what ex mayor Simkins said. They used their power to buy a building under false pretenses and then sold it to another restaurant.

I appreciate your thoughts but I'm not sure you know how we came to be on Pendleton St.Needless to say it's a long story that I've posted here before.Our family was the sacrificial lamb when the city took our building by eminent domain in the Piazza Bergamo then flipped it for a million dollar profit when it was sold to another restaurant.The reason we moved to Pendleton St was because we were fully compliant and had a four lane road to service our drive through traffic.Now shortly we will have neither.Thanks a lot Greenville
  6. The city's plans are quite cryptic.Why not pressure a use that they do not desire by downgrading it's zoning to non conforming and make access more difficult if not impossible for potential customers
  7. OJ's survived Covid 19 restaurant closures as an essential business with the help of drive up and drive through business.
  8. You You try to go to a drive through restaurant without a car?All downtown businesses don't depend on exclusively walkup or local customers

My idea is that construction occurs for a valid reason not as a vanity project that accomplishes nothing but spending taxpayers money.Is the city going to compensate our tenants for lost revenue? Does the city expect us to subsidize our tenants if there is a shortfall in revenue to pay the rent?Will the city of Greenville give us tax relief or pay my mortgage?
  10. How would you like to have traffic disrupted in front of your business for 8 months if you depend on drive in business.My common sense tells me that's not good, I don't have to go find any more data to tell me that.
  11. You have mistaken me for the owner of OJ's dinner,My brother and I own the building and the property.We have no ownership of the business nor do we control it's running on any basis.The road diet is and will continue to be a concern for us and our tenants.

The road diet that is supposed to start in 4 months and last 8 months will cause considerable traffic congestion and disruption.OJ's is dependant on a large amount of their revenue on drive in business.The city also hasn't thought about cars blocking the side walk and bicycle lane as they try to turn on to Pendleton St.In the long run with less lanes available during rush hours it will push traffic unto adjacent streets like Perry,much more so if any new large scale development traffic is added to the mix.
  13. I can tell you that our tenants OJ's are concerned about loss of revenue during the construction process
