The Lucy (3 stories, 26 townhomes) update: exterior nearly complete.

Beau Fowler's Wedgewood Avenue Developers has paid $3.5 million for the 1.78 acre site at 304 Oldham for the 3 story self-storage facility (previously envisioned at 5 stories) to be built starting this summer, and finished by July 2025. The two nondescript structures on the site will be razed next week.   Stinard Architecture is handling design. No new rendering yet.

Looks like Centric.  This is Centric, right?  This area of town desperately needs some development to slow things down vehicularly.  This looks promising.

Actually, already working on this. We need to check to see if the images are still accurate.  There is a large fitness center involved with the project as well that is not included in the site plan.

Great series of tweets on how this project came to fruition. It will be STR most likely.

I thought that the number of STRs was capped in every neighborhood - how can a large development get a bunch of non-owner occupied STR permits all at once? Or do they only need one STR permit? Does anyone know how that works?

Because the parcel is not zoned Residential (R-something or RS-something), it can be STR. This land is zone MUN-A, the limiting factor is that it's part of the historic overlay, so height and design considerations are required, but no limits on STR use.

I think of STR’s as being an extended stay Hotel, without housekeeping. So projects like this would be considered a resort type property, and therefore should be regulated as such.
