  3. ""A diagnostics company focused on pancreatic cancer is setting up operations in North Carolina as it tries to conserve cash. Immunovia on Monday announced plans to move its lab and U.S. headquarters from Marlborough, Massachusetts, outside Boston to Research Triangle Park. The company says the move is part of a broader effort to streamline operations and lower costs following significant layoffs last year. The company, which is based in Sweden, did not immediately respond to requests for comment on the move Monday. It is unclear how much space it is taking in Research Triangle Park. The company's move to RTP will further help lower company expenses, CEO Jeff Borcherding said during a conference call Monday. The lab in RTP is significantly smaller and less expensive than the company's facility in Massachusetts. Additionally, the lower cost of living in the Triangle compared to the Boston area could help the company spend less on new hires. "Research Triangle Park offers access to top talent at a reasonable cost," Borcherding said in a statement Monday. "Moving to a smaller lab in RTP is a key aspect of our ongoing efforts to be a leaner, more efficient company.""" 4. More office leasing and proof office leasing is not dead just transforming as retail did with the rise of online shopping. ""Stream Realty Partners has signed four new office leases at Third & Urban's adaptive-reuse project on Charlotte's west side. Evans General Contractors, Design Collaborative, Stimmel Associates and Liberty Atlantic Development Group in recent weeks have signed leases at Lower Tuck, a six-building mixed-use redevelopment that spans 390,000 square feet. Evans General Contractors is leasing 6,500 square feet at 800 Gesco St.; Design Collaborative is moving into a 4,700-square-foot suite at 800 Gesco St.; Stimmel Associates is leasing 3,900 square feet at 1018 Jay St.; and Liberty Atlantic Development Group is leasing a 2,000-square-foot spec suite at 1018 Jay St."" Development in hot FreeMoreWest neighborhood lands more tenants - Charlotte Business Journal (bizjournals.com) ""Earlier this month, global manufacturing company Positec took occupancy of another 9,000-square-foot spec suite as part of its expansion at 929 Jay St. The company expanded from 27,000 square feet to 35,500 square feet. Other Lower Tuck office tenants include Northwood Ravin, Mason Interactive and Interior Elements, Liberty Atlantic Group and Morris-Berg Architects.""
  5. Yes uptown Charlotte and Charlotte city partners and Daniel Levine and UNC Charlotte are all involved in this new tech hub planned for First Ward. Hugh McColl is trying to bring everyone to the table so this is not surprising to me. Great news as we all know that corner of uptown needs help like yesterday.
  6. Check out the views from this new office building. They have them on their website at different levels looking both towards uptown and Southend. It has fantastic views as you can imagine. Features – 110 East | Charlotte NC
  7. they are going in the future designate Nashville as their HQ but they are not abandoning Austin where they have 2500 employees and still hiring and building there.
  8. The Hector Henry Greenway Mills section in Concord is more like a state park trail. It is a natural surface and at this time of year you can not any homes or buildings. Ruin of an old bridge support is seen down river from the current bridge. Very quiet and natural along the Rocky River.
  9. Not sure what is going on with Charlotte Urbanists in May but in June I do know where a walking tour will be. June 15 meet at 10.15 am at Raleigh's Union Station for an extensive Charlotte led tour of our Capital City. We will go from the Warehouse District to the Glenwood South area to the Capital District to the Fayetteville St corridor. Join us in Raleigh for an extensive walking tour of the downtown area. Take Amtrak's first train up (yes it is early 645 am I think for a comfortable ride to the Capital City. Meet up at Raleigh's Union Station and see what the QC can learn from the city of Oaks.
  10. We don't know how good this area looks but it really does compared to what I just saw in Nashville. Went to the Green Hills Mall the best shopping mall in Tennessee and in Nashville with the highest-end stores but the area around it was unbridled urban sprawl of tire and lube shops, fast food joints etc and not a green space in site. Southpark area really says elegance and wealth like most high end shopping areas in the country. This will be the site of a future UP walking tour on the proposed Southpark loop trail.
  11. Walked by the 3 projects along E Morehead. Stopped in at the Hanover Dilworth tower. Their apartments are from $2200 to over $9000 for a townhome facing Morehead. But their lobby was really nice already have some people living there but the upper floors and amenities are not yet open she told me. The seniors apartments next door are complete too and they have a huge dining facility for residents on the ground floor. They are 22% leased according to the Biz Journal and quite expensive as meals and valet parking are included. 12. I took a drive by this building today myself. Check out that event parking rate and @kermit transit is so much cheaper than this!
  13. My first onsite visit in a while. These look great and noticed a parking garage is going up behind the office building (shorter building)
  14. Back home from Nashvegas and glad to see the Queen City again! from the westside Charlotte's best side.
  15. It makes sense but will probably never happen for the same reason San Antonio and Austin don't have 1 larger airport. No city wants to give up its identity like that and Brunswick county would probably oppose it in their county. But they are both growing metro areas. Myrtle Beach for obvious reasons has a lot of seasonal service which is less in Wilmington.

  19. first reported in the Ledger then in the Biz Journal Shorenstein is selling its interest in the office buildings at Camp North End. The Offices @ Camp North End - Charlotte - Properties for... (jll.com) Shorenstein Properties selling office stake in Camp North End - Charlotte Business Journal (bizjournals.com) ""The San Francisco-based commercial real estate firm is seeking a 90% recapitalization or the outright sale of The Offices @ Camp North End, according to a JLL property listing. JLL is marketing the property on behalf of Shorenstein. The 380,031-square-foot site includes five adaptive-reuse office buildings — 701 Keswick Ave.; 1701 and 1801 N. Graham streets; and 201 and 301 Camp roads. They span 20 acres on the Camp North End site. The buildings delivered between 2019 and 2022 and are 58% occupied. 20. Bucees is coming to Fayette County. from the Houston Biz Journal "BUC-EE’S-WELCOME TO FAYETTE COUNTY!!!" the state senator wrote on Facebook. "Another great economic and commercial achievement for our District!" Several sources have confirmed to MBJ that Robert Sloan with The Shopping Center Group is representing Buc-ee's on the deal. Sloan declined to comment. The site is 28 acres, according to an image Walley posted, and directly to the north of Interstate 40. The news was made public at a meeting of the Fayette County Board of Commissioners on April 23. The site sits about halfway between Ford Motor Co.'s BlueOval City and Memphis. The company has yet to confirm details such as scale of the facility, expected employment count, and more. A PR representative who works on behalf of Buc-ee's could not be reached by MBJ's deadline. Texas-based Buc-ee's serves as a popular stop known for its food, clean bathrooms and safety. The company averages $60 million per location, according to a fact sheet published by Sen. Walley. Wages average $17-$19 an hour and come with benefits. The Fayette County location would join at least two other locations in Tennessee, in Crossville and Sevierville. When the Sevierville location opened in June 2023, it was the company's largest store yet, at 74,000 square feet, but that title will soon be challenged. A location in Murfreesboro, Tennessee, also is in the works, but the company last year called off its plans for a location in Clarksville, Tennessee, which could have been the fourth location in the state. 23. You could put a hotel tower where that education building is and keep the existing church sanctuary look at the survey. Go to the flyer then click on the Negative No Build easement. What I am saying a hotel could be built here and use the church as part of it. A hotel would need no parking just a drop off point and could use or work out a deal with Stiles and the 110 East Tower. Plus with my plan the tree would not be touched as it is in the corner on the other side of the sanctuary. In other NC cities they would find a way and places like Savannah you could not tear down a 100 year old building like that easily.
  24. Had a few minutes to kill so I drove by the airport and I mean right by the terminal. The hotel looks great. I sure hope all the road improvements ease the access in and out. It was extremely congested for a Thursday evening it seem to me.
