On page 7 of the agenda packet for the 418 units at Newtown, it reads that the applicant requests a minimum parking reduction from 1.75 to 1.55 spaces per unit, and goes further to state they have data from other apartment complexes they own around town, that the necessary parking actually needed is closer to 1.13 spaces per unit.

Here is a much better rendering of the apartments proposed for Va Beach Blvd at Newtown Road.  This is on Tuesday's council agenda.

The design isn't bad, but dear lord, why is it so hard to put the buildings flush with the street and hide the parking inside? All of these developments irritate the hell out of me because they're literally 1 step from being urban. Why is this a thing?

I agree that placing the parking behind the buildings would be more aesthetically pleasing. As for placing a buildings parking in it's the center , I think this might enlarge the footprint of the building somewhat, or force other concessions  which may increase the cost of construction. With building costs being what they are, everything is being designed to reduce cost.

It seems like if there are large plots of empty land between the roadside, and a new building , it is possible that land is being held by its owner for future retail development.

My point is that there are often mitigating motives for what we consider sub-par design, and they are often, but not always cost driven. The cities have some control, but there are limitations to that. Some cities (I believe VB fits this) have been more historically pro-developer regarding not placing restrictions upon developers.

I don’t think future retail is in play here. It’s just one row of parking along Newton. I’m okay with the site design for this as it’s a suburban location. It’s surrounded by townhomes and car dealerships.

More in the agenda but the page kept crashing on mobile.

Looks nice enough, but would it kill them to hide the parking lot.

Looks like the same development group that was shot down by Norfolk CC over buffers and "tree removal"...in proposing a hotel and retail/restaurant at 5900 Northampton BLVD (very near IKEA and on the old excess, wooded USAA property) has proposed or potentially will be proposing The Metropolitan Apartments for that same parcel. This...according to their website.

1) Original proposal... Hotel/Retail     https://www.bennavictor.com/news

2) The Metropolitan Apartments        https://www.bennavictor.com/developments/metropolitan-apartments

Solid lineup of local developers on this based on the names in the renderings. Hope they try to up the density by asking for reduced parking requirements like some other recent projects.

Does anyone know about this?  What is the law firm planning?  This is from the 26 January Planning Commission agenda.

I saw a rendering for it. Looked like they are planning to build over the parking lot behind the building. I’ll see if I can find it.

Edit: here’s a link to the December ARB packet - it’s 100+ pages but this is at the very end. https://norfolkcityva.iqm2.com/Citizens/FileOpen.aspx?Type=1&ID=2153&Inline=True#page134

Resilience Lab in Norfolk had a topping out ceremony on January 23, 2023.  Norfolk should really market the idea of being a hub for climate change research.  Could mean many high paying jobs created in the city.

I have heard word that the city has received a proposal to build 500+ residential units on Monticello Ave. near the Chick-fil-A. I'm thinking this is the lot next to it as that lot is still empty isn't it? There are also discussions of adding mixed use.

This sounds eerily similar to a project previously proposed for that land that was cancelled some years ago. Has it been revived?

From what I'm hearing this is a new proposal for that plot by a different developer if I understood right.  It is still quite early in the process though so much could change.
