  1. I agree that Norfolk screwed this up, but I don't believe this kills the possibility of a Casino here. The right developer can make it happen. Las Vegas can have 3 casinos on a city block and they do just fine. I fail to see how 3 casinos in 3 separate cities, with one of them being an hour and a half away from the other two, would be an issue. We've barely scratched the surface of the demand for gambling in Virginia.
  2. There appears to have been a slight redesign of the tower, which seems to include more glass. The sloping roof appears to have been replaced with a flatter design, which is disappointing. All in all nothing terrible. Height remains unchanged.
  3. Considering this has been out for 2 years and the design hasn't changed, I think we have a good chance. Let's see what the people in design review have the say, but fingers crossed. If this type of innovative design goes anywhere in Norfolk the arts district is the perfect place, so if they reject that I don't know what to say.
  4. The Neon District posted on Instagram Friday that The Breeden Co., based in Virginia Beach, is the developer on that project, which will include ground-floor retail, live-work units and public areas
  5. Finally made it into the SoC, just 2 years later... Hopefully this means that they've ironed out all the kinks and will be ready to proceed in short order.

  7. That's ridiculous and completely at odds with where the city is trying to go in that area. Should get rejected, the city seems to finally be pushing for more urban development and sticking to their guns (for once).
  8. We actually posted about this project over a year ago. Need to find the original post. Video was included, but strangely taken down. I remember some debate over whether this was was real or not. Seems we have our answer...
  9. The more I think about it, Cordish being involved makes the most sense. Win win for both. Cordish can finally stop b….ing about being left out, and get another crack at the casino. Norfolk gets a casino developer with a proven track record, even if it is one that they’ve had differences with in the past, and that entire conflict is put to rest. Of course another referendum would be required, but there’s a 90% chance we’ll need another referendum regardless of what happens here anyway. Norfolk is in a bad spot. I think they’re open to a lot of options that wouldn’t have been considered before.
  10. I can see that, but I feel that the lower portion under the taller tower on the right looks casino-ish.
  11. The rest of the area below the towers minus the parking garage looks oddly similar to the temporary casino plans, which is a choice… I’m curious if that developer’s name might start with a Co and end with an ish…
  12. One on the far left may be 25-27. One on the right probably clears 30. Parking garage is 5 floors and the tower base looks to be about 2 floors above that.
  13. Those look like VERY tall buildings by Norfolk standards. At least 2 of those would easily clear tallest in the city. I refuse to get excited, been burned too many times before. Still waiting for 78 at St. Paul’s to get off the ground… This is, however, the first semi-exciting SoC we’ve had in years though, so at least that’s progress.
  14. Best news I've heard on this in a while. Norfolk seems to be on the ball with this one. Will definitely take longer to get a casino going this route, but staying on the current course leaves the possibility of us getting nothing at all.
  15. Portsmouth has reduced their real estate tax rate due solely to tax revenue from the casino. This is a real, true, and tangible benefit to Portsmouth residents and also makes them slightly more competitive region wide. $5 million of tax revenue also went to city schools.   17. Don't hold your breath. They might be surveying with the intent to sell (which would be a good thing since they obviously don't plan on doing anything with that property anyway), but if anything were in the works that likely would have been alluded to in the last earnings call. The only thing mentioned was the BBB site.
  18. Well, as a lot like of people on the forum like to remind us, towers aren't everything. The office space portion has been stagnant for years, as has residential (the building across from Cosmo, I forget the name, was built around 2018). So, correct me if I'm wrong, but I believe that was the last *major development of any type, residential or otherwise. Since then, AH has been content to relatively coast. I will give them this, retail has filled out nicely, but that too is now fully built out. I think we both agree that they have no intention to do anything with block 2, so let's take that off the board. The land they purchased in Pembroke was purchased solely to prevent others from developing it (that should be illegal, there should be some law or ordinance to prevent that type of anticompetitive squatting). So, when looking at trajectories, the math is simple. TC's curve looks like a plateau, Summit Pointe's looks like a mountain with the "summit" yet to be reached, no downward trajectory in sight. The lines will cross, plain and simple, without a clear and dramatic change in the direction of TC.

Hate to say it guys, but barring some miracle, I just don't see this happening. I'd love to be wrong about this, but a couple decades of watching projects get proposed and then die in this area tells me otherwise...
  20. Summit Pointe is about to eat our lunch. I don't know how city council can look at what's going on in Chesapeake and think it's in any way acceptable how much Armada Hoffler has been dragging their feet with us. Hopefully in the State of City they announced a new direction. The option for block two should be up very soon... Edit: To add insult to injury Summit Pointe can *barely be considered a PPP, since other than some utility work and street improvements, the vast majority of the project has been bankrolled with private funds.
  21. At the rate they're building Summit Pointe will soon overtake Town Center, having done more in 8 years than AH has managed to accomplish in 24...
  22. Pile driving is underway. I'm guessing we'll see this start going vertical by the summer.
  23. This city, man, I tell you. We can't even build a road anymore... Laskin completion delayed until at least 2025.
