  2. All I was trying to say was that Cordish is probably out of the running now. I was not speaking to the viability of a casino here. Simply put, I'm not sure Cordish would want to develop two major casinos within an hour plus of each other.

This is an unmitigated embarrassment to Norfolk-- beyond our imagination-- and beyond anyone's ability to credibly deny the same. THIS is what could have been. HERE.   8. All those maps were a bit much... tedious, difficult to look at / comprehend. Even I lost patience. Just think about what the average person's going to do. If extremely interested parties lose patience just think about how the average Joe is going to react.
  9. Okay, for our few remaining resident commercial real estate experts....and everyone else of course. So my question is, if you will remember in the run up to the development of the outlet mall, there was breathless reportage in local media indicating that property owners and the cities of Norfolk and VB, as well as I'm assuming the airport authority, were fielding multiple calls weekly from developers from all over the place re: development/redevelopment opportunities near the airport, proximate to the new outlet mall, etc. Additionally, we were told that there would be a massive retail/entertainment restaurant development of over 250,000 ft coming from Simon and SL Nusbaum. CEO of Simon made at least one speech... at the Grand opening no less, I believe, wherein he absolutely gushed over the Norfolk Market and his excitement for possible future expansion of the outlets plus the aforesaid partnership with SLN on the major outparcel at the entrance that used to be part and parcel of Lake Wright golf course. However, as you also may know, just about as soon as the outlets opened, Simon dropped the plans for expansion and also cut ties with SLN re: their partnership on the retail/entertainment/restaurant development project. Without comment if I recall. I realize that the economy had shifted somewhat in the months leading up to the Mall's opening relative further weakening in bricks and mortar retail.... even in the outlet space/world, but does anyone else find it strange that it "all" collapsed so quickly? And still nothing. Years later!? Indeed, when you drive through the mall (which I did today...and it looks like a ghost town when you come in off of Northampton ...plus there's trash everywhere) you are immediately struck by those giant, aging black and white signs promoting the aforementioned development. while weeds grow tall and nothing....nothing has been developed besides a tiny strip mall, a hotel, a Chick fil-a and Mission BBQ. To my knowledge none of those other purported (in the media) multiple private property owners, City/ public lands and / or airport authority lands have been touched. Why were the news reports so wrong? What was all the fuss about? I digress, but it's sort of reminds me of what Chuck Rigney said recently about the alleged myriad redevelopment inquiries at the oceanfront. Well, call cynical or crazy, but I will believe all of that when I see it!! Can someone explain why people in power continually blow so much smoke up our arses? All smoke, rarely fire.

  13. Dillards is somewhere between 250,000 sf and 255,000 sf, spread across 3 floors. Depending on which publication you read. It was their East Coast Flagship and the largest department store in the history of Hampton Roads, the largerst in Virginia outside of NOVA, and one of the top 2-4 in size in the history of VA .
  14. I love trees. The airport's grounds have always been pretty. I attribute that to the airport's proximity to the Botanical Gardens. The City and the Airport Authority wanted to make the transition between the two seamless. Now the airport is going to lose much of its natural beauty to make way for the new Hotel, other buildings....and now this...whatever it is. However, I can accept all of that destruction in the name of progress for all. I'm sure...well, I hope....they'll be planting trees elsewhere.

I mean, first of all, where are all the HOT Sirens?? And where is their Siren Song?? Nay, all I see is waiting for prospective sailors it the promise of 3 square (meals) and a meager housing allowance. OH...plus a chance at an all expenses paid trip to the nearest deathtrap of a warzone!!! yeeeeehawwwwwwwwww!!

  17. I must say that ORF continues to crush it, and this even before the advent of the nearly $700,000,000.00 in proposed development at the airport! International destinations, Let's Go! I did do a very cursory study of the other sort of mid major airports East of the Mississippi and South of Maryland, and the average growth last year ('23 vs. '22) was around 11 to 13%. So we appear to be right in line with the post pandemic trend. Better yet, the limited data I could retrieve from 2019 to 2023 year's end seemed to indicate that we are slightly ahead of the game for that period. Perhaps by 5 pct. -ish. I didn't have time to do a deep dive, but that is sort of a decent overview of where things stand vis-à-vis out peer-ish airports in peer-ish markets. Lol.
