StreetLights Apt. Tower (30 stories? 360 units), 10th Ave. North across from Amazon Towers

StreetLights developers out of Dallas is planning an up-to-30 story apartment tower with 360 units on the .7 acre NES lot on 10th Ave. North, directly east from the Amazon One and Two Towers, and directly behind the Downtown YMCA.  The NES substation currently on the site is being replaced with another one along 11th Ave. North about 1/4 mile away. No word yet on the and sale price, designers involved, or any renderings.

I think this is iffy right now as the property has not changed hands and there is no rendering and the referendum is pending as far as the sell of Metro property. Lets just say we may be premature right now.

I hope it happens, but a lot will hinge on the outcome of the referendum. You could and probably will have developers just leave Nashville alone for a while because of lack of codes dept. staffing, no utility expansion, no fire protection, schools worse than ever, lack of police, closed parks, etc.

With all of that being said, there will be no new corporate announcements, no new towers or anything else until that mess is resolved. As I said before the State will not let Nashville fail and they will come in and raise taxes to where they see fit to operate Nashville in a safe and viable manor and if they see Metro needs a 30% increase then a 30% increase is what Metro gets regardless of what these people want. Even with the 32% increase Metro still has one of the lowest if not the lowest tax rates of any large city in the state.

Metro citizens have just relied on those tourism dollars for a long time. The same goes for the water rate hikes. Metro had one of the lowest water rates in the state and now that rates have increased people are mad about their rates. Rates are easily $100  a month for most any place outside of Metro and have been for years. Probably a bit higher than that. I remember $15  water bills and then moving out of county and having to pay over a $100.

Folks moving from other parts of the country dont even blink an eye at the new tax rate here.  They look at the tax bill and ask is that for a month and are told it is a year and they are thrilled. THEY are cheap compared to the rest of the world folks. 

So this tower may not happen if the referendum passes.

I honestly think the referendum doesn’t make it on the ballot due to legal concerns. The election commission is filling a lawsuit, and I doubt the trial will wrap up in time for the December special election.

As far as the height of this goes, my guess is around 20 to 25 stories. The Encore sits on .9 acres and was 333 units mostly above grade parking and is 21 stories. So, I do not think it will rise to the full height allowed under current zoning as it is a .71 acre site.

Yea, their website did not blow me over when I looked at it the other day. They do have offices in five cities which is impressive (all in the south and west) for a residential company, but you  would think they would have a lot more larger projects under their belt.

It does appear that they would choose a brick facade, which might be a nice contrast to all the glass curtain wall facades via Amazon and Asurion.

I'm from Houston and I noticed a couple of their projects, the Ivy and the James, are located near the River Oaks District, an area generally associated with the richy rich crowd. I've seen the buildings in person and I can tell you they at least use quality materials, inside and out, and the brick looks good. Sure the designs are vanilla, no argument there, but at least the buildings themselves seem to be solid and sound.

If they build.  Something like the Graduate Hotel, only taller, it would definitely be a beautiful contrast to the others around it. What a great looking part of this awesome city this would become.

I'm from Houston too and schools there may be worse than ever, just like in the rest of the country, but schools there are not worse than in Houston, trust me and have a look at our built environment. What you have there is a seeming aversion to tall buildings, among the neighbors, in the general populace, and codified in the zoning (the latter of which doesn't exist here). I hope the developers of that Murphy road project read this, they should look at how the developer of the Ashby highrise in Houston handled neighborhood opposition. Just put up a dreary fence, let it sit there a year, growing weeds on it, protest the valuation because of reduced value from the delays, and let the opposition wither on the vine, and funding for a lawsuit dry up. More floors on a project equals more tax revenue for those schools. Fewer floors because of mob behavior is a taking of assets by the mob. And it's amazing that the liberal populace of Nashville does not get that more vertical space outside the CBD translates into less commute time for workers, thus less fuel burn and less global warming, such being at the top of liberal concerns otherwise, but not on this topic seemingly.

I am constantly checking the Streetlights site for updates regarding their project here. Nothing but crickets, however the map still shows TN as an expansion state. Streetlights had TN as an expansion state 6 or so years ago but was never able to make anything happen.

It is a separate project, so it should not impact this. It would be interesting to see this go at the same time as the YMCA tower

I love that we are calling this the "YMCA Tower".  After seeing the headlines from the Tennessean, totally makes sense.

Stranger things have happened! There have been a few side by side projects here, like Joseph / Marriott / Holiday Inn. The staging area is key, and Tony already has that

However, as mentioned earlier by @Auntie Yock, does the YMCA tower help or hurt the chances of this project? My opinion is it helps, but that is my opinion only. There's always about 14 million other reasons why it could not happen though
