This is interesting: the 2 story structure at 636 Division St. that was purchased by Albion for $5 million 18 months ago, and had been rumored for another Albion residential tower in the 25 story range, is now going to become Federales Taco & Tequila.  It will feature a retractable roof and an outdoor patio. A commercial building rehabilitation permit to conduct interior demolition work to the former office building has been granted.  The restaurant will open in 2024.

This is a bit confusing as the article states this building is "proposed" and will have 3 levels of u/g parking. Architect is the same (Comma) and developer Greenpointe; but no reference to a labor dispute. The address given is 1221 Second Avenue; so is this the same building as Artist Lofts?

I sent this to Stephen at the Post as WW is on vacation this week as I was confused myself. I saw the load on ROD and my thinking is this one may have gone way over budget. But 45 million is a lot to go over budget on a smaller project like this.

You do not pull a construction loan when the project is nearing completion unless you have self-financed the majority of the project which I do not think these guys did as they are small time.

Wildhorse Saloon has submitted for their DTC Concept Package (found via development tracker). Centric is the architect. Project will include a rooftop addition to the existing structure that will sit back from the 2nd Ave frontage but will have a great patio overlooking the river. The renovated venue will have 8 bars and 3 performance stages throughout the facility.

It will have Social Cantina (5,500 sq. ft. with a 100 seat capacity patio overlooking the Cumberland River Greenway and First Horizon Ballpark) and Retrograde Coffee as the first two retail tenants.
