Raising Cane's Chicken Fingers should be open by the first quarter of 2024, now that a $5.2 million permit has been granted for the internal build out of the 4 story, circa 1891 Baxter Building on NE corner of Broadway and 3rd Ave. (212 Broadway). The restaurant will take up the first two floors of the structure.

The 211 Commerce Building will see a new First Watch breakfast restaurant opening on the first floor next to Black Tap Burger. A $650,000 permit for the build out has been granted.

This old home on Andrew Place on Rutlage Hill got bulldozed last week, a sad remnant of the old neighborhood.  It has been vacant for awhile and was in poor condition.  Anyone have any ideas of what may be built on the site?  Hopefully it will maybe something like the Muse over on Lindsey.  That area is too valuable to waste land like the podunk apartment complex across the street from the razed building.

Where were all of these so-called "historic preservation" groups on this?  They let real history rot to the point that there is no path forward but to bulldoze it, but raise hell about a highrise being built on an empty dirt lot in the same neighborhood.  Where are their priorities?

I posted on Monday, July 24th in the Repurposed/revitalized Buildings thread that the GBX Group has been buying up a lot of the properties in that area, and is planning on converting many of the historic structures into restaurants (a la Husk), and rebrand their block The Culinary District.  Unfortunately, this neglected beauty  (16 Academy Place, 2 stories, 6,141 sq. ft. circa 1900) is not in the footprint they are targeting (1 block to the north).  Not sure if they made an offer.  It was recently estimated to be worth for $1.89 million.  Perhaps, due to severe neglect, it was beyond repair.  The 12,632 sq. ft. lot it sits on is probably worth the same with or without the structure.

Nothing you or they can do. If it is not protected it can come down. We have seen this time and time again. You can raise hell all you want to in this city, and it falls on deaf ears. No one cares but a few folks and Nashville Hysteric started 50 years too late. They should have started preservation in the 60's.

The State is re-listing for sale the 15 story/200', 245,000 sq. ft.  Citizens Plaza office tower (400 Deaderick St.), which was last appraised at $61.6 million in 2021.  At one point Metro was interested, but that bid has gone by the wayside.  The structure was built in 1985.

The state is accepting sealed bids on the property and has enlisted Rosco High and Hunter Hillenmeyer, senior vice presidents with the local office of CBRE, to handle the marketing of the property.

114 2nd Ave. South (2 stories, circa 1890) is coming down.  This was announced a few months ago.  Even the Nashville Historical Society said it was beyond salvaging due to heavy infrastructure damage (rotted beams; decaying brick/cement; crumbling walls; bad plumbing/wiring; etc.) from repeated flooding over the past 130+ years.  If previous owners had done something 60 years ago, it might still have good bones.  But, alas....
