On Thursday, Ohio-based investment firm Rockbridge revealed Noelle as the name of the independent Tribute Portfolio hotel. Makeready Libations & Liberation will be the name of the ground-floor restaurant and Trade Room the name of the lobby bar. The project will also feature a rooftop lounge for hotel guests and private events and Little Prints, an experiential art space and print shop to be run by local artist Bryce McCloud.

A coffee shop run by the owner of Barista Parlor and a retail store featuring items from Nashville area fashion designers and makers will be among amenities at the 224-room hotel set to open by year's end at what was formerly the Noel Place office building.

I think we will start seeing some surprising things happening over the next year as things have somewhat slowed for the time being. Some of these properties that have been for sale for a while at inflated prices will start to move as well as some announcements starting late this year or early next.

It will be interesting to see if some of the projects like One World Hotel and Demonbrean Hill get traction or not as there could be other areas, less expensive to build in get into the mix.

This is not a big surprise. The owner of the land is hard to deal with and the guys that were wanting to do this project have 0 zilch nada experience.

They would have to have gotten a 10 story variance, which is stupid as they should be able to go as high as they want to there and they would have had to get the apartment building on the next block as well. That was too ambitious even for a seasoned developer, much less a ya-hoo from E TN.

Construction is expected to start by early fall on a 26-unit townhome development called WestVue on a 1.59-acre site at the corner of West Trinity and Youngs lanes in North Nashville.    

Choice City Homes LLC is the developer behind the $10 million project, which will include two dozen 1,760-square foot townhomes with prices starting at $369,000. Prices haven't been set for two other units that will be 2,400 and 2,600 square feet in size.

The 1.18-acre Exxon gas station/convenience store property on Broadway across from The Tennessean building has been put up for sale as a redevelopment opportunity. Up to 28-story structure allowed on property across from The Tennessean, which one land broker said could be worth between $300 to $350 a square foot. Commercial real estate firm CBRE is handling listing of the Gulch area site at 1111 Broadway, which is within the path of development.

My understanding has been that environmental remediation costs on gas station properties are pretty rough. I suppose those costs are easily buried (pun) when you're paying $350 clams/sq.ft. and developing a +$100mm project. Still....

Not sure if it is still the case but DC used to greatly restrict the development of property containing a gas station because the city council was fearing that the city was losing too many. Here's a pic of my fav gas station there...
