Scott's Addition Development

You’re overthinking it. If a company here creates a remote job instead of an in person job, that person may not live in or move to Richmond. Likewise, someone could live in Richmond but work for a company without a physical presence here. That is a situation much more widespread today than before COVID. I don’t know how that affects population movement. Could be good, could be bad, could come out in the wash. I’m not Nostradamus :tw_joy:

Thanks, Coupe. Much clearer! Most appreciated, my friend! 👍

According to CoStar, Capital Square has broken ground on 352 apartments (3, 7 story buildings) in Scott’s Addition. This is a previosuly announced project, forget the name, but glad to see it underway

Three 7-story buildings?  How did I miss this?  I’m I losing it or are there just so many projects to remember (hoping for the latter)?  Is this one the project that is situated along the railroad tracks in the northwest section of Scott’s?  If not, can anyone help remind an old man such as I, which project this is?

Given the recent slowdown in construction, I'd been wondering if this one had been tabled or if it was going to go forward. VERY heartened to see this moving ahead! They've broken ground already? That's fantastic. I remember last year they had already demo'd and removed the old church building on the corner.

What's cool - Capital Square is PROLIFIC with their construction cams. Recall all the web cams they had set up for their three previous Scott's Addition projects. So we'll have a front-row seat to this group of buildings rising.

Man - I'm really happy this one is getting underway. It's going to completely transform that stretch of W. Marshall Street - and the eastern quadrant of Scott's Addition, what with the (also 7-stories!) Soda Flats rising on Broad.

Oh - AND - we'll get at least one boom crane out of this project - if not more. 😃

Hopefully they start soon. The trash and graffiti there is getting almost as bad as the property at Broad / Cutshaw / Sheppard / Wayne.

Has there been any movement? Wasn't this one of the projects that in Mike's reporting a couple of weeks ago is waiting for some positive movement in the economic situation before they break ground? Still a "go" at this time, but "on hold".

Building Permits have been filed for the Outlier.

Wow - despite the economic uncertainty and the construction slowdown, it almost feels like - at least for the moment - a dam has broken and suddenly projects that were sitting - waiting - in the pipeline are starting to come pouring through. Interesting that so much of the activity is in Scott's  - with this building PLUS the three-building development by Capital Square underway on the N. Chasen & Son property.

Did something change economically that prompted these developers to start moving forward with their projects?

I don’t have an answer to your question here but man do I hope the next projects to pass through the dam are the Avery hill towers.

That makes two of us, brother! Believe you me. You'd see this 60-year-old fat boy (I clocked in at a crisp 316 lbs at the doctor's office last month) do an EPIC Snoopy dance if the Avery Hall towers project broke ground and got underway. Hoooo boy!

Another Snoopy-dance inducing announcement would be that the Project Formerly Known as The Admiral had a new developer or co-developer who bought in - and ground was going to be broken. Man... my poor knees would be SMOKING me from all the dancing! 😂

These new, revised renderings are EPIC. I believe this is one of the "on hold" projects that Mike reported on last week (or week before) that the developers said is still 100% a "GO" -they're just waiting to see what happens with the economy.

No problem with that - just so long as they build this bad boy to spec. MAN - this is a STUNNING building!

WOW. They can't get started on this soon enough, the current buildings on that property are a massive blight now that they are vacant awaiting demo. Makes the whole AA corridor look like a dump, out of towners wouldn't have a clue that is a nice up and coming part of town.

Also, isn't the TRP project on Ellen Road across from the Diamond District fairly well along in the paperwork process? If memory serves, an urgent care facility is slated to take up much of the ground-level of this building -- and they were fairly well along in getting state approvals, etc.

An interesting conversion project in the eastern portion of Scott's Addition on the Movieland at Boulevard Square campus: Bow Tie Cinemas is converting the small Criterion Cinemas building on the eastern end of the property into retail and restaurant space. Who will occupy that space is to be determined. Really good idea - providing a mix of uses in an area that is exploding with residential development  to the south, southwest and east - and sits just across the rail line from the burgeoning Diamond District.

And talk about potential ready-made clientele - the gorgeous (and I do mean GORGEOUS) Level 2 building slated to rise at Arthur Ashe Boulevard and Leigh Street is merely a pitching-wedge away from this location (admittedly across a rather large parking lot, but still - it's not far away at all). I love the idea of mixing it up here on this campus, what with all the residential development popping around it.

From today's RIchmond BIzSense:
