Amazing how these announcements, though not as frequent as before, keep coming…and is it just me or do the projects announced of late seem bigger?!  The Diamond District - big project; City Center - big project; Avery Hall’s development in Manchester - big project; this development - also a very sizable project!  Amazing how these projects will change the area in which they are located - these big projects = big influences!  This is just great news all around!

They have to. You need every bit of economies of scale in this environment.

This is a good example of the value of eliminating parking minimums. They’ll probably need at least 1.1 spaces/unit +something for commercial. If there were parking minimums similar to Nashville’s outside of the urban zoning overlay, they would need at least 1.3-1.4 spaces per units + something more for commercial. At 368 units, that opens up 25-35k SF for development.

Wondering if folks saw Bruce's comment to this article. Great line:

I am wowed by the changes coming to Scotts Addition (and Manchester, where I can tell you, “you ain’t seen nothing yet!”).

Now I wonder to what he might be referring (in Manchester) - Avery Hall? Hourigan? Both? Something we don't yet know about?

The Scott's Addition plan had been pushing for this lot to be the neighborhood park.  I'm all for increasing housing opportunities, but the neighborhood really needs some greenspace.

City needs a infrastructure blitz in SA and Manchester. Revisit some of the one-way streets, a couple of stop lights, crosswalks, sidewalks repair, pave the streets, put in a park.

1.) The Dairy Bar is closed now, yes?

2.) Wonder if this building might be six stories- five occupied floors above a level of commercial? Or just five altogether?

Interesting to consider: with today's revelation of the paperwork filed with the city for the 5-story multi-family building on the Curles Neck Dairy property- and the announcement the other day of the 6-story apartment building to rise one block east of The Otis, when these are added into the previously announced 7-story apartment building one block north of The Otis, it definitely appears that The Otis -- and by extension 1600 N. Roseneath -- are a legit nexus of development for Scott's Addition. Imagine how this part of the neighborhood will look in five or so years from now with all of the densification and legitimate "urban-core" development. We're seeing a similar synergy in the southeastern part of Scott's with the huge N. Chasen & Son redevelopment connecting the Soda Flats and the three buildings of Scott's Collection.

Lower Manchester is experiencing the same kind of synergy in specific parts of the neighborhood. (Of course, the riverfront development promises to take that to the next level in Manchester, something Scott's won't be able to replicate because it lacks a riverfront).

Makes you stop and consider: how fortunate is RVA to have not just one - but TWO - legacy industrial neighborhoods with a STRONG urban footprint/grid system absolutely RIPE for conversion into high-density, high-intensity urban-core mixed-use/residential neighborhoods. No question - the city will need to step up its game in terms of provisions for infrastructure -- particularly in Manchester, where stuff like crumbling sidewalks are light years behind  what's in Scott's.

Anyway - I cobbled together the three buildings that are in the pipeline that will spoke out around The Otis (which is sort of the hub of all of this new development in this part of Scott's).

Edit: on another note I've been saying for years I'm shocked there hasn't been a boutique hotel yet built in SA. There is a lot of brewery tourism they could cater to.

This is great. So, just off the top of my head, we are getting a boutique hotel in SA, a full reno for a hotel on monument just 5-6 blocks east of this SA hotel development, and a small very boutiquey hotel on CarySt and Meadow. Along with the Moxy downtown which is open and I'm seeing quite a few people coming in and out of it during the work week when I'm down there - foot traffic is great traffic!

This could be a bit larger than a boutique hotel. Besides Moxy, Shamin is mostly mass market Marriot brands. Didn't we discuss this project about a year ago when we first saw the zoning certificates? Was there a room count associated with that?

Honestly, I would really like something like Moxy in there. It fits the vibes. Having a vanilla Residence Inn or Holiday Inn would absolutely suck the soul of that area.

This looks to be one of Shamin's  newer hotels and it sits in an urban setting on a similar sized plot.  Hampton Inn and Suites - Towson, MD.  Hampton is Hilton hotels actually - they seem to do a lot of these.

Whatever branding it is, this is not a large plot. For any decent room count it's going to have to be pretty tall. I'm thinking 10-12 stories.  That will be a game changer for this area.

Can't wait for construction on the N. Chasen & Son site a block or so over to join the party (I know they're doing demo and site work now - but I mean construction in earnest)... Am guessing that the tower crane will be down from the Soda Flats by the time a crane (or two) pops up at the N. Chasen site.

Thanks so much, @Brent114!! You've really earned your silver hardware these last couple of weeks, mate.

Cool to see in picture 1 - the crane and part of the structure of the Soda Flats -- AND - - it looks like there are already excavators on the Chasen project site on the south side of Marshall Street (reddish-orange excavators) -- there might not have been much actual demo work necessary on that side of Marshall.

Cool to see in picture 2 - two of the new/recent apartment buildings that have risen in Scott's over the last few years - and glad to see excavators already on site. 

LET THE DIGGING BEGIN!!!

You might be right - if things co apace at the Chasen site - we could see a crane (or two) rise on that construction site before the one at Soda Flats comes down. Let's keep an eagle eye on this and see if we can get lucky and get some photos of ALL the cranes up there if that "crossover" in timing comes to pass!
