New things going in Maury County.    First a new Columbia office building on the south end of James Campbell PKY.  I think it will be medical offices.  Work on the old mall contiues sfte massive demolitiom.  It's about as slow as theBlue Parrot job in Nashville though  The new GM battery plant is about closed in and this has spurred an unbelievable number of apartment and condo projects.   massive new projects are being graded just before the plant entrance and this is also happening in Columbia as well with significant SFH around Theta Pike and the bypass.  Hundreds of new homes and apartments.  I see most of these are in the 200k to 300k range.  I suspect they are in Maury as Williamson is too pricey and has limited land for lower cost housing.

Wilson County: Mount Juliet will see a 5 story, 60,557 sq. ft. office development called Legacy  Pointe on 4.23 acres at Golden Bear Gateway at I-40.  Agilitas Property Development is in charge.

as I mentioned before , there’s a office park planned for the 350 acres at the I-40 /I-840 interchange in Lebanon.  It’s a TVA site and Brookside properties is the developers

Wilson Co. is a bit overdue. The county is mostly flat, great proximity to Nashville, sort of has transit (music city star), and has access to both Percy priest and the Cumberland river. Their growth should have bolstered a long time ago.

Wilson County: Mount Juliet will see Lifestyle Communities residential development of 500+ multifamily units and The Goat restaurant on 50 acres south of I-40 on South Hartmann Drive. LC also has another 655 family  unit complex being planned on Central Pike.

Montgomery County: Clarksville is being explored by an anonymous company for a $3 BILLION project on 420 acres formerly known as Allensworth Farm near Hwy. 79 exit  of I-24.  This dollar amount that would rank as the second-largest economic development deal in Tennessee history behind Ford Motor's Blue Oval Plant east of Memphis.

The county spent $18 million buying the Allensworth site last year, about 45 miles northwest of Nashville, and made it part of its industrial park. The site is bordered by an electrical substation and rail lines, boosting its prospects for development. Charles Bell Road marks the property's southern end.

Just a correction, the Lifestyle Community is going south of I-40 off of Hartmann is in Lebanon, not Mount Juliet.

Speaking of Cool Springs, I work a bit in Lebanon, and I think we really should straighten this whole Wilco vs Wilco thing out.  I propose that Williamson County make the proper abbreviation to LIAMCO and end this beef with WILCO (I may or may not be manufacturing any dust ups between the counties on this thread).

Montgomery County: Clarksville will see another subdivision featuring 44 homes on 13.4 acres to be called Samaroo, named after its development company. The location is between Pea Ridge and Whitefield Roads, north of Briarwood Dr.

More regarding the post of Wed. Nov. 2nd in the thread above:  the mystery $3.2 billion manufacturing project being eyed for 420 acres in Clarksville is requesting a height variance of 200 ft.

The Clarksville-Montgomery County Industrial Development Board applied for the variance on behalf of the company.

"We’re trying to clear the path and make it as easy as possible for them to come here," said Josh Ward, director of economic development for the Industrial Development Board. "Their wages are well above the county average."

Ward said a formal announcement from the company is anticipated by the end of the year. That announcement could come as early as this month, according to multiple sources.

Williamson County: Renderings for new HQ of EMF Broadcasting (K-Love and Air1 radio networks). I believe the site is near the intersection of I-65 and Peytonsville Rd.

Wilson County: One Lebanon Place is the overhaul of the Lebanon Outlet Marketplace, and should get underway early next year with an 85 unit townhome complex and a 3 story Live/Work building with 7,200 sq. ft. of office space with 6 residential units on the 2 upper floors. Land Solutions and Regent Homes are co-developers on the project under the name Lebanon Ventures. 

Here is the planned roll-out of the six phases featuring additional residential, commercial (including shopping, restaurants and office):

Referring to the One Lebanon Place development, really think it’s going to turn out lackluster. This property is begging for a more dense mix use of the available 40 Acres. Seems like it’s going to be lopsided with residential, with very small allocations of office and retail. This should be more on the scale of Capital View, with some 5-7 story buildings with limited parking lots. But instead it looks like it’s going to be a lot of open parking with a few retail strips and lots of townhouses. Only time will tell, but So far I’m disappointed.

Thinking it’s the project that’s been in the news lately, with the 200 foot tall walls and billions price tag

NBJ reporting it is related to a $3.2 billion investment is in the electric vehicle industry.

The board, on behalf of the company, is seeking permission for a 200-foot-tall building. That's double what the land's current zoning allows, and it is roughly equivalent to the height of a 20-story office building. The county's Board of Zoning Appeals is set to hear the request at its Nov. 10 meeting.
