Confirming a 43 story office tower is huge!

Nashville only has four 30+ story office towers.   The tallest, Batman/ATT, is just 33 stories, built a long 36 years ago.

Based on these diagrams, it looks like Amazon Three (1001 Church) will be 45 stories/601' above Church Street Viaduct and 613' above Lower 10th Ave. North.

Pinnacle Tower will be 36 stories /500' above Upper 10th Ave. North, and 512' above Lower 10th Ave. North.

Perhaps I am wrong, but to my eye as an architect, Pinnacle seems to have expanded significantly also.  If you look closely, the gaps between the buildings has narrowed apparently which to me says the floor plate has growns by a noticeable amount.  The perspective view is unchanged, so something seems to have grown in the footprint.I suspect that the design as far as height was already structurally designed for height, but possibly the pressure of required floor space they need may have been increased.  A fairly small increase in floor span should yield a good bonus in rentable office floor space without changing the cental core much.  On another look, the "V" shaped plane on Pinnacle has now ben redesigned to a facated "V".  This CLEARLY shows expansion in the floorplates if there isn't something funky in the rendering.  Geez, Prime and Alcove you see in the rendering look SO small now.

I’m really interested into what company will be in Said building as usually you don’t build an office building THAT large without some business relocating or something.

I am currently 23 and I’m really interested as to how the city will look in 20-30 years from now. I will still be on here if this is even around then

Also I am really starting to think that Amazon has a lot more planned than just 5,000 jobs in Nashville. They are building a third office tower and now two other office buildings were announced today around that one. Maybe it’s a new company entirely moving into Nashville yards as well but it just seems like it’s quacking like a duck sort to speak.

Even more new renderings and diagrams.

A few additional bits of info gleaned:

- Amazon Three (1001 Church) and Pinnacle Tower each have accent lighting on top floors.

- Amazon Three also has new notches on upper portions of north side (facing Church).

-AEG residential towers along Commerce St. will be 385' (western) and 374'.

- AEG building along Church Street Viaduct will be 230'.

- 12 story AEG building along Church will have the movie theaters on the third floor,  and large department store on 2nd floor.

- 4,000 seat event center will be on the 2nd floor (retail on entire first level) and have mezzanine/balconies above large main floor; entrance/lobby will be on the east side (facing 9th Ave. North).

- The mystery building on plot P08 (directly west of Holiday Inn Express on SE corner of Commerce and 10th Ave. North) looks to be 13 stories in one of the renderings. 

- It appears that the only vehicle entrances into AEG site will be along Commerce St. (1) and 9th Ave. North (2).

Yeah, I was thinking the same thing. I would not be surprised if there are 1-2 corporate expansions or relocation HQs coming to Nashville, that are as-of-yet, unannounced. This project will attract many more companies to locate to that district in Nashville, that's for sure. 

This reminds me of a smaller scale Hudson Yards, here in New York City. 

Also, I have a feeling the Reed Towers will have a similar mix of uses, once they start going up. 

I think it's only a short matter of time before we learn what retail goes in there. My guess is a Target, but it could be anything--a Trader Joe's, perhaps? Downtown/midtown Nashville is due for one.

The 9B1 & 9B2 sites right now we are assuming to be residential in nature, but we do not know that for sure. Again, the one that says 48 stories could be 43. The image is very blurry to me and if you all think it is 48 and that is what it looks like to me then it is 48.

Remember nothing is set in stone. I am playing the devil's advocate here. I think they are asking permission for the heights in anticipation of what they hope will happen. You have to know that this is also what they are anticipating what the market demands as far as residential for the "future towers". There does not seem to be a timeline on those towers yet. There was no timeline on the lot behind the Holiday Inn nor the residential tower next to the Hyatt. We can only assume they will push forward with that project sooner rather than later.

I have been on the board long enough to know not to get the hopes up too much or you get let down hard. There is another project that you might get let down hard too that I have heard about.  Just maybe a reduction in scope, not scale if that makes sense. 

It's just I have been following this for almost 20 years now and have seen projects come and go, and my hopes get built up and shattered like a Fabergé egg.

Thanks for finding the height on the Mixed-use tower Mark. I was looking for it and got tired.

Unless the said project is losing retail and/or entertainment, no one is going to be let down if the use of the buildings are changed. For instance if a hotel portion is dropped in favor of condominiums or a hotel is changed to an apartment building or an office building is changed to a hotel or apartments.

This is the closest it has been for the AEG site because they are applying for permits, which means they are getting ready for construction for the garage. I have also seen garage permits applied for the larger apartment building next to the Hyatt.

All the garage work has to be done before any of the buildings can start. They have to get all of the heights approved as well, so the final plans are being made for the budlings. The work for the A3 tower is not moving forward in any way other than the grading from what I have seen so far.

OK, for the architects and engineers out there, I have a question as to how to count building height? This has all be a crap shoot as to how we count and there has been controversy even from the Council on Tall Buildings when they count antenna and then sometimes do not.

Where does the count start and end? The schematics from this packet are showing all counts from upper 10th. The Upper 10th to the roof top of the 35 is 419.3 and the 34 is 408.7. While other info. says the heights is 373 & 385. They are also giving the count to the highest top occupied floor and not the ceiling of that floor. This is all very confusing for the layperson. I know it is supposedly from the address of the building as well. We have no ideas of the addresses of the buildings, as one of them could be on lower 10th or Commerce.

It really is not as a big a deal to me as much as it is to the bean counters on this board and the folks that count this crap on Emporis and for the Wiki page.  I just get grief when I put one height on the map and the get yelled at saying the height is wrong.

As an architect, we generally do not care.  The only time the issue comes up is when the building approaches some arbirary criteria from government such as the FAA or zonng.  We design the number of floors as necessary for the client functions.  Appearance  of the design when there are no limiting rules is a matter of art so to speak.  The height is first comfirmed by us when the developed elevations of the exterior are drawn and the CAD program gives us mesured height.  This criteria is as you say for the bean counters and height junkies, not us.  As far as nubers of floors and where to begin, the most important factor that Ihave ever found that applies is in low rise buildings where we want to have one more floor than allowed, so there are often criteria where we can count a partially below grade floor as a basement and gain the extra squarefootage.  This involves calculating the what percentage of the envelope is lower on the finish grade on part of the perimeter of the footprint.  I have used this several time when a sloped site allows this in years past.

Yes IMO that is where you would start.  I think Candyaisles could give a better answer for you as  most of my work experience in the last 20 or so years  has been in hospitals  which seldom get taller than 12 to 14 stories and generally have mostly flat roofs.  At ESa, he is more involved with hospitality and other taller projects.
