In other East Nashville news, a large SP for the Dickerson Pike corridor was approved. The developer is Regal Homes, who had earlier this year frustrated the McFerrin and Cleveland Park neighborhoods with several requests to allow SPs to build two tall, skinny homes on single-family lots. CM Scott Davis supported several of those SPs at Planning and elicited some controversy for those. In the end, CM Scott Davis listened to his constituents and placed a moratorium on those kinds of mid-block SPs. But Scott did work with Regal Homes to find a suitable location for a more dense development in a more suitable location: Dickerson Road. After the public hearing for this item at Dickerson/Fern was closed, Scott thanked all of the CMs who have frontage on Dickerson Road (including his own 5th district, District 2 - Frank Harrison, District 3 - Walter Hunt, and District 8 - Karen Bennett) for working with him to support large scale infill and redevelopment and revitalization along the Dickerson Road corridor.

Do you know the location of this project on Dickerson Rd? This is my neighborhood, so I'm curious.

It is at the SWC of Dickerson and Fern Ave.  But apparently there are actually two Fern Avenues.  This is not the Fern Avenue that has a viaduct going over I-65 with an awesome view of downtown.  This Fern Avenue is just north of that Fern Avenue (only in Nashville!), and is located on the west side of Dickerson between Lucille and Gatewoood.

It turns out that it was not an SP but a rezoning from RS5 to MUL-A for a mixed-use project.  I think that this one will be for 40 units or something like that.

That is rather confusing as I don't believe that Fern Ave. actually exists. I take the Fern/65 crossing every day and I'm not aware of any street shown in that map. I'll look into it further, but I think its just a motel there.

Either way, I'm glad to hear about development on Dickerson. It's a neglected road in the area with so much potential.

So, I just drove by to confirm and from what I can tell, there is no such road. In fact, the parcels shown on their map do not match the real world conditions in the slightest. Not to say that parcels, and structures are always in-line, it's just rather confusing. As best I can tell, this will be just south of the Metro Motel. I can only hope that this development will spur something to replace the motel, as it is a major source of blight (in all manners of the term) for the area.

The Metro maps does show that street as existing http://maps.nashville.gov/propertykiva/site/main.htm.  There is Fern Ave (the real one that goes over I-75, then Lucille Street one block north, and then the other Fern Ave just north of that.  Of course, it is possible that the "ghost" Fern Ave is a recorded right-of-way that is presently unimproved.  That's a head-scratcher, for sure.

 

Metro Motel sounds plausible, though.  I know that Scott has been looking to recruit redevelopment of some of those large parcels.  I'll try to ask Scott if I can catch him.

So for some reason I've been stalking this house, 1311 Fatherland...just as of today property records are updated with the new owner, Marc De Jaeger...I could not find which builder/developer he's affiliated with though...http://www.padctnwebpro.com/WebproNashville/Summary.asp?A1=1546062&A2=1 Still no permits on file for rehab, but I saw a few guys cleaning out the interior and filling up a dumpster 2 weeks back or so

Drove by the new Sip location and they've got furniture moved in.

 

Anyone ever eaten at Cantrell's BBQ?  Drove by tonight and it was empty.

 

First Inglewood neighborhood meeting I go to and it's their holiday pot luck.  I was bummed because I had already eaten and wanted to hear some news.

Heard a juicy tidbit last night during Lockeland Tour of Homes....the large church at 1700 Fatherland sold last month to 'James Brantley' of 2J LLC and they intend to open a boutique hotel with restaurant & bar...if done right this could be amazing for this little intersection, after Olive and Sinclair and now The Post

Yes, the developer has already spoken to Lockeland's BOD about two months ago.  No firm word just yet, but it does sound like an interesting adaptive reuse of that church building.

Noticed a FSBO sign on 1710 Fatherland last night...this house has had 19 property complaints filed on it (or 19 entries, at least), looks like 2 warrants served for refusal to maintain property, and a recent drug arrest a few months ago of a convicted felon, houses a registered sex offender (granted, it was many years ago), and shadetree mechanic work going on, deep oil stains all surrounding house... in other words, will be nice to see this rehabbed, great corner lot

Wow!  I don't know what's funnier to see... the woman in the Google maps photo flipping off the Google photography vehicle or the 1960s split-foyer ranch next door ("federal blue", no less).  Geesh, that stretch of Fatherland sure did see some hard times in more recent decades.  Looking much better now... notwithstanding the obvious dicey spots.

You're right, but so many things are being rehabbed right now on that one block it's unbelievable...Recent or current renovations: 

 

1628 Fatherland - Olive and Sinclair

1700 Fatherland - sold in Oct - Potential church repurpose into botique hotel

1701 Fatherland - The Post coffee shop

1702 Fatherland - addition wrapping up right now...this house was already really nice though, now its just getting bigger

1703 Fatherland - Full gut happening right now, huge addition in rear

1704 Fatherland - Full gut happening right now, huge addition in rear - this one is pretty close to being done

1706 Fatherland - Duplex had workers cleaning interior today, was recently FSBO, would guess full gut

1708 Fatherland - The split foyer ranch referenced above...was sold 2 years ago and looks great after being fixed up a little and exterior paint

1710 Fatherland - See above, FSBO as of last night

 

Everything else looks amazing already

Yeah, I've passed by that house many times on the way to the park and there often seems to be an odd collection of stuff (and characters) hanging out in the front yard.

 

For good or bad (probably mostly good), these kind of properties were fairly common in the neighborhood not that long ago but you would expect that any ones left will be plucked up by developers in the near future.

As you can see, there is a for sale sign in the front yard.  When it went up for sale the owner posted pics on reddit.

I wish him luck.  Personally, I see very little to get excited about... but the location seems to be great.  I like that the end of Fatherland is near the park.  Maybe that will be the selling point. I would guess the person trying to sell this house was not the original owner... as it's been updated considerably. And rather tastefully.  Unfortunately, I don't see this being bought as a fixer upper, nor for any charm factor.  So location... location... location, right?

We got an update on the project at the old Hobson UMC site last night at the Eastwood Neighbors meeting.  Clay Haynes, the developer, is continuing to refine the project, known as Greenwood Village, based on feedback from the neighborhood, Metro Historical, etc., but the current vision calls for 14 detached, two-story, single-family houses (including the existing parsonage).  The historic sanctuary will be office space with some meeting space and the historic education building will be restaurant or other food service.  No late night bars, etc.  The existing connector building will be replaced by a building of the same mass with four micro-retail spaces and four lofts.  They will be preserving trees and lots of green space.  I think this project is an appropriate density and will be a nice complement to the neighborhood.
