I think I commented this somewhere else but I can’t remember. So…

I finally figured out my problem with some tall skinnies. It’s that most of them have no connection to the street. They have a little square patio in front of the door and that’s it. Nowhere for the residents to sit and interact with their neighbors or neighborhood.

Our house has a porch and we sit out there all the time and talk with everyone walking by and it connects you to the people on your street and who use your street. 

Get off my lawn rant over, other than that I like them, haha.

I get the dislike of tall and skinnies, especially when they don't fit the existing massing of houses in old neighborhoods. But I have changed my original dismissive attitude about them. It occurred to me several years ago, while I stared at a new one in 12South, I lived for nearly 11 years in a tall and skinny in Bellevue. It was a condo. It was 22' wide and attached to 5 others. Other than a lot of stairs (it had five levels) it wasn't bad. I didn't find a lot higher percentage of friendly neighbors in 12South than I had in Bellevue. Every house on my block has a porch and not too many ever use them. Again, I totally get the dislike of tall and not too wide houses.

CA South has purchased is amassing land for another residential project by purchasing 1.16 acres at 1425 4th Ave. South in Chestnut Hill for $5.2 million. They also own the bordering 1509-1511 4th Ave. South plots, which will combined for a development. The previous owners of  the 1425 piece had been planning a 4 story, 108 unit complex, but that plan will be scrapped for something larger to be announced.

I don't mind the aesthetic it's a style, styles come and go. Hell I live in one. 

I like the look of these 2 but just no porch to speak of. Compared to these two with porches on sidewalk level. 

Both tall skinnies, just different relationships with the sidewalk and road.

The 3 structures that take up 2701-2705 12th Ave. South that take up about 1/2 acre on the NW corner of 12th Ave. South and Dallas Ave. are for sale at an undisclosed price.  These used to be Corner Music and Forks Drum Closet, and currently feature Madewell, Marine Layer, Stoney Clover Lane,  Hearts Cafe, Pure Sweat Sauna Studio, and Central Parking, al l of which have between 3 and ten years remaining on their current leases. The owners is Corner Partnership via Twelve South Partners LLC , having paid $7 million for the sites several years ago.

Some details are coming into focus for the 2803 12th Ave. South property of the 21st Century Bookstore. Titan Development purchased the site for $10.6 million 6 weeks ago and has plans revamping the current 5,600 sq. ft. structure into a new retail space, as well as building 13,000 additional sq. ft. o retail, 5,000 sq. ft. of office space, and a 200 seat restaurant.  No word on how many stories.  This info was gleaned from a water permit application.

I didn't see this listed here, but it may have already been discussed.

The Country Delite Farms facility on Church St is scheduled to close in February.

I don't really know what the "other" options are for this, other than sell or lease -- and I can't see lease as being the most financially lucrative of those, given the property's location.

 

It's not nearly as big as the Reed or Beaman sites, but at around 4 acres, it should still be primed for a substantial development. Perhaps similar to Broadwest, with the right developer.

The 101 Factory project is also about to start as they have pulled a large loan for their project. We should see work starting very soon.

I think a lot of these other projects will be starting soon like the WEHO Crossing & The Pitch as permits are starting to show up for those projects as well.
