  2. If that is the case, why would they announce the developers who would occupy the land once the current stadium is demolished in 2026? Seems way too early to announce something when the stadium and land isn't capable for buildout until a new stadium is built.
  3. Industrial use is not likely. Since the site is rolling, the grading costs would be too high, and perhaps it is not even served by sewer/water, gas, etc. TVA would likely need a large upgrade if it is a heavy electric power user.

  6. I could see them doing a sales tax TIF or TDZ similar to the new Titans stadium deal. The TSU site currently generates $0 in sales tax.

  9. Totally fair statement. I also think the Nashville Stars group has a diversity and inclusion committee and once they determine that the TSU site is no longer financially feasible they can move on to another site. I've heard East Bank is the main priority but the Titans aren't having it. Now that Icahn is solely a property owner with selling PSC, could the group convince him? If it isn't East Bank I think it'll head to Franklin near the Mack Hatcher extension or perhaps somewhere in Wilson County off I40/840.

  13. Update from Metro Planning: "The draft East Bank Vision Plan is penciled to be released on Aug 5th. There will be a number of community engagement events in August to give feedback on the draft."

A screenshot from the June 8 joint metro council budget and finance and planning and zoning committee… As you can tell this takes into account the existing stadium location vacated and the new one built where the parking lot is currently located. Also shows 2nd Ave realigned from KVB to the railroad and then becomes N 1st Street (and then Dickerson) near the Clarion. Heading from Top Golf and Cowan south, the new East Bank Boulevard which will become S 1st St cuts through the existing stadium and continues under KVB and through the PSC site. This is still conceptual but was presented earlier this month...
