  1. 25 story residential tower at Durham Centre and GeerHouse (I think part of this project goes up to 20 stories).
  2. Raleigh development process is long and drawn out and very public with bits of NIMBYism baked into the process to discourage development by previous city councils. Anyone can comment on any part of the redevelopment process. It needs reform for sure.
  3. The stalled Nexus four 20-story tower project in Raleigh is almost done rezoning to 40 stories. Details about the new plans will be revealed later in the year. The project will look the same but some of the towers will get taller likely the condo and apartment tower will add several more floors. The final floor counts is still being reviewed. If you look at the rendering below the project will look the same however add more height to the two towers in the foreground.
  4. Durham isn't slowing down. Another 27 story tower has been proposed today that will replace the YMCA property in downtown Durham. That will be the THIRD 27-story tower in Durham after the current One City Center tower and the future Novus apartment/condo tower. There's also a 25 story residential tower in the works and a few 18+ story towers going through the development process.
  5. The Seaboard Station project (currently Logan's) calls for two 20-story residential towers connected to a 12 story Texas half-donut.
  6. 435 feet. The highest residential floor is level 35 however the building is considered about '38 floors' according to GoTriangle.
  7. Apparently, RUSBUS 'phase 1' starts in April. Not sure the scope but I'm guessing that's the demolition and brownfield remediation phase. Once that's done it should be non-stop construction until 2025.
  8. 300 Hillsborough Street (property between this hotel and Dawson Street) will be developed--recently sold for $4 million about 3 months ago to the same group that bought the hotel . Anything over 15 stories will likely block all the decent views from the hotel. That's it. The Platform, the Acorn, and Seaboard are the only other major projects to break ground. North Hills/Midtown is sucking up all the development energy atm. You won't see many other projects start until Q3.
  9. Holiday Inn Downtown property will be a Kimpton Hotel. Not sure if just a refurbishment or a new build out.

  11. Business travel. RTP is very popular with European tech and pharma companies. Also RDU offers 'new destination' incentives to carriers. Rumors are that Aer Lingus is interested in a RDU-Dublin route as well. Thirdly, Raleigh/Durham is a shorter route to Europe, has almost exactly the same population as Nashville when comparing CSA (Nashville 2,118,233 vs R/D 2,106,463), is located around several other big metros (Charlotte, NC Triad, VB), and the metro population is slightly growing faster too.

True but the same can be said about Raleigh/Durham--the largest military installation in the world is just an hour south in Fayetteville (Fort Bragg), that area goes to Raleigh for shopping and entertainment. Plus the Wilmington area is a straight shot to Raleigh. So an IKEA in Raleigh (probably in Cary) would tap into 3 metro centers in NC and partially the Greensboro metro as the drive might be faster than towards Charlotte's IKA. R/D CSA: 2.1 million with a massive growth rate neck-to-neck with Nashville, 850,000 from the Fayetteville CSA, and 300,000 from the Wilmington MSA and portions of the Greensboro's CSA of 1.7 million. It's a no-brainer and yet Norfolk Ikea went through and they cancelled the Cary (Raleigh) store. Insane.
  15. Another 40-story rezoning request on Glenwood South, this time on the west side of the street. Seaboard Station property is being rezoned to 20-stories. This the amount of development activity lately I can't keep up!
  16. 27-story tower, 25-story tower, and the mega-block site by Motorco will have a 20-story tower. Not sure if there's another tower planned soon. Still 3 towers will make a huge different in DTD.
  17. Norfolk but not Raleigh/Durham which has over a dozen universities and 110,000+ students in one metro region all needing furniture. Nope got to find a truck and drive 3 hours to Charlotte or 3.5 hours to Norfolk. So dumb.
  18. BizJournal reports that Post Road Group of Connecticut has purchased the Marbles Museum parking lot that is zoned for up to 30 stories and plans to build a high rise mix-use tower as soon as this year. That's quite the aggressive timeline.
  19. Unlike the Toyota deal, Triangle Innovation Point is very close to the rail lines. The State of North Carolina still looking into building a commuter rail line that goes through Moncure.   22. For a moment I thought this was West Martin Street in Raleigh. It will also be redeveloped into a 20-story tower but will save the historic brick buildings in the front to make an urban courtyard.
  23. It's completely set up now, just drove past it. The Acorn project crane will likely be the next crane up.
  24. Downtown Raleigh is heavily concentrated on the west side and future development will almost all go around the RUS or north of it in the Hillsborough/Glenwood South District. For example, the tallest building in Raleigh by roof height will be the RUSBUS residential tower at 435 feet and will be directly connected to the RUS. Just recently a developer is seeking to redevelop two properties directly south of the RUS that are bisected by the rail lines for up to 20 stories. Could this mean a pedestrian bridge over the rail? Either way if you consider 500 meters (0.3 mile) radius there's 10 major projects with high confidences of breaking ground in the next 4 years with quite a few other properties that are expecting redevelopment as well. As for the bus routes, RUSBUS will be the main hub for the Bus Rapid Transit system in Wake County so the RUS should be the busiest bus station in Wake County as well.
