Unpopular opinion but Wake County has too many petty and suburban cities and one of the reasons this area has failed at getting decent mass transit for decades among other things like HQ relocations and major job wins like Amazon. Just look at the current commuter rail project, the city of Raleigh has to deal with over 16 different municipalities just build 20 or so miles of commuter rail. Any one of those municipal governments could delay or derail the project over pretty issues. I mean have you guys looked the BRT project? 5 miles one way? Lol that's barely a route but since Knightdale is a different city the city of Raleigh basically has a hard stop on the project unless Knightdale gets involved. Wake County should be a consolidated city-county like: Indianapolis, Nashville, Louisville, Kansas City, and Lexington, Kentucky. Or at least reduce the number of cities to under 8.

The one here in Raleigh is a pretty big deal for regional tourism, AMTRAK even creates a temporary station during the event (and the future commuter rail will have a station close to the fair grounds). Sucks we won't get an MLS team any times soon but at least stadium will get built on trouble-free land 1 mile from downtown with a BRT line built into the project.
  3. I believe the CAMPO's effort for commuter rail is designed with zero assistance from the state due to the NCGA's efforts to kill any state assistance. It's all local and federal money. I'm sure the NCGA will take credit once it's built.
  4. Yep, the Piedmont Improvement Program benefitted the Greensboro to Charlotte rail line more. Triangle always gets the raw end of the deal when it comes to these things.
  5. NCDOT given fed money to buy the S-Line from CSX . This portion of rail goes from the Virginia border to Raleigh. The corridor will be used in the future for high speed rail service that may reduce the transit time between DC to Charlotte by hours. NCDOT has already set aside $50 million to build 3 rail bridges on this line starting in 2021. https://amp.newsobserver.com/news/local/article245841010.html Virginia purchased the portion from Petersburg (near Richmond) to the NC border last year and is planning over $3.7 billion dollars in rail upgrades throughout Virginia.

Side note since any project in Raleigh helps Charlotte's rail projects: Raleigh's Union Station Bus Station (RUSBUS) BUILD grant all set in stone and the project will start construction mid-2022 according to GoTriangle's board meeting last month. It will be an extension of the Raleigh Union Station and support Bus Rapid Transit and regular buses on the first few floors and a mix-use tower of 'up-to-40 stories' on top. However the developer, Hoffman & Associates is a DC-based developer and has never designed on this scale ever, if the entire project is at least 18 stories it will be their tallest project in the company's history. Given the location and cost of the project I suspect the mix-use portion of this project to exceed 20 stories but unlikely to use the full 40 stories allowed. Given the size of the lot it will likely be two 20+ tower towers on a single transit and parking deck platform but your guess is as good as mine. Hoffman is also building a DC-style multi-structure project in Raleigh called the Seaboard with mostly 7-story structures. The 30% design of the transit facility is currently being done with the rest of the project designed in 2021. Also, North Carolina Capital Area Metropolitan Planning Organization (CAMPO)'s last board meeting seems to have painted a positive image of the viability of the future commuter rail system in Raleigh and more municipalities have joined the project including Johnston County (JoCo). I suspect this project will be fully realized sometime in the 2030's and may extend from Clayton or Selma in JoCo through southern Wake County, Raleigh, RTP, and Durham County. CAMPO also reviewed a commuter rail network from Raleigh Union Station to Downtown Fayetteville, this is just a preliminary report however.
  7. The thing with Raleigh is that the booming economy is more naturally generated than Austin or Nashville. There's almost ZERO speculative venture capitalists in Raleigh so you'll never see wild development projects without some sort of signed tenant. Even Kane, Raleigh's most ambitious developer is very conservative with their projects. This also hurts Raleigh's economy, last year there was a ton of HQ relocations and second HQ that Raleigh all lost to other cities. Raleigh won none of these projects even though it's a very qualified city to host these projects. It's 100% a popularity contest and Raleigh is the girl next door than the starlet.
  8. Union Bus Station (RUSBUS) and tower complex will start construction mid-2022. I'm assuming the design will be unveiled mid-2021 which isn't that far away from now.
  9. No clue but it's all office so I don't expect it to go up any time soon.
  10. If I understand correctly, the one on the far right will be built first in Phase 1 along with the parking deck. Then phase 2 will be the second tower. Not sure when the 'workforce housing' wrap-around nor the hotel will be built. Phase 1 should start at the end of this year unless Covid has delayed it.
  11. This project has completely stalled. It was suppose to break ground in Fall per The Nash condo instagram post a couple months ago but they haven't even issued site demo permits yet. I don't think it will get off the ground this year or even at all.
  12. I checked through the windows out front week or two ago and looks like it's being setup with shelves and equipment at the moment. I saw a ton of baking racks (I think).
  13. Reminds me the Edison tower project in Raleigh that didn't get built because of the 2008 housing recession. Only the parking deck got built before the project was cancelled and the rest of the property sold. There's a Skyhouse and some low-rise apartment now. Shame.
  14. This property will certainly undergo re-zoning given it's right next to Moore Square the property value is very high. Very odd for a city like this one to have an abandoned bug exterminator building right next to a premier downtown park for the past two decades. Personally I'm fine with this block to stay undeveloped until someone wants to build a signature tower on it like a world class hotel, high end condo with great design, or F500 HQ's.
  15. The interior courtyard reminds me of the interior courtyard under construction now in Bloc(83) project in Downtown Raleigh except maybe twice as wide but less greenery. I could see small live music events happening here post-Covid or maybe a night market during the weekends.
  16. Actually, Raleigh has the Joel Lane House in downtown near the Union Station, built in 1769 and now a cute museum! Just imagine what cultural hot spot Charlotte would have had if they kept just one tiny road lined with 1800/1700's buildings.
  17. By Metropolitan Area do they mean Raleigh MSA or Raleigh/Durham CSA? Because RTP is mostly in Durham County and the park is basically nothing but STEM job galore.
  18. Well until Kane's Smoky Hollow III which is expected to be between 30-to-40 stories tall. Kane's The Walter tower is 35-stories so I expect this one to be around that height. Camperdown looks like a much nicer project so far though.
